To understand the benefits of working with a mortgage broker, you must first understand their role in the home-buying process.

What Does a Mortgage Broker Do?

Your mortgage broker is a third party that works to connect you with mortgage lenders. Essentially, a mortgage broker works as an intermediary between a person who wants to buy a home and the entities offering loans to buy a home. The mortgage broker works with both the borrower and lender to get the borrower approved. They also verify and collect paperwork from the borrower that the lender needs to finish a home purchase. Typically, mortgage brokers have relationships with several home loan lenders. Mission One Mortgage, for example, has access to 50 different lenders, which gives us a wide range of home loans in Bexar, TX, from which to choose.

In addition to finding a home loan lender, your mortgage broker will help you settle on the best loan options and interest rates for your budget. Ideally, your mortgage broker will take a great deal of stress and legwork off your plate while also potentially saving you money.

Help with the Pre-Approval Process

If you're ready to buy a home, getting pre-qualified is a great choice that will streamline the entire process. Your mortgage broker makes getting pre-approved easy by obtaining all the documents needed to get you pre-qualified. In taking a look at your application, they will determine if you're ready for the pre-approval process. If your application needs additional items, the mortgage company will help point you in the right direction to ensure your application is as strong as it can be. Your mortgage broker will also walk you through the different types of loans, from Conventional and FHA to VA and USDA.

In order to be pre-approved for a home in South Carolina, you must have the following:

  • Two Years of W2 Forms
  • 30 Days of Pay Stubs from Employer
  • 60 Days of Bank Statements
  • A Valid Driver's License

Conventional Mortgages

Conventional loans can be used to purchase a new home or refinance your current one. Conventional loans include fixed-rate mortgages and adjustable-rate mortgages. Generally, borrowers must put down a 3% down payment for owner-occupants, 10% for a vacation property, and 20% for an investment home. If you are able to pay 20% of the total cost of the home, you can avoid private mortgage insurance, which is otherwise required. Conventional mortgages are often preferred by buyers with good credit or people needing a non-owner-occupied mortgage.

FHA Loans

FHA mortgages are issued by the U.S. government and backed by the Department of Housing & Urban Development (HUD). This loan is often preferred by first-time homebuyers because it only requires a 3.5% down payment and offers more flexibility with credit requirements and underwriting standards. FHA loans have several requirements you must meet to qualify. Contact Mission One Mortgage today to learn more about FHA loans and whether or not they're best for your financial situation.

USDA Loans

Also backed by the government, these loans are insured by the U.S. Department of Agriculture and don't require money down. These loans have lower insurance requirements when compared to FHA loans, offer 100% financing if you qualify, and allow for closing costs to be covered by the seller. In order to qualify for a USDA loan, you must live in a rural area, and your household income must meet certain standards. These loans are often preferred by low-income citizens who live in rural parts of South Carolina.

Veteran Mortgages

Also known as VA or Veteran's Affairs loans, these mortgages are reserved for the brave men and women who served in the military. VA loans help provide our military members, veterans, and their families with favorable loan terms and an easy home ownership experience. Often, those who qualify are not required to make a down payment on their home. Additionally, these loans often include less expensive closing costs.

If you are a veteran or the family member of a veteran, contact Mission One Mortgage today to speak with our Vetted VA Professional, Debbie Haberny. Debbie helps our military members, veterans, and their family members obtain home loans utilizing veteran benefits and would be happy to help as you search for a home.

Q. I was talking to my spouse about mortgage brokers, and they mentioned the phrase home loan originator. What's the difference between a broker and a loan originator?

A. The mortgage industry is full of confusing jobs and titles, making it easy to confuse roles and responsibilities. Such is the case with mortgage brokers and home loan originators. Though their roles share similarities, a home loan originator in Bexar, TX, works for a bank or credit union, while a mortgage broker works for a brokerage company. Home loan originators and mortgage brokers are both licensed by the Nationwide Multistate Licensing System (NMLS).

Q. I've heard from everyone that you must have mortgage insurance to buy a home. What is mortgage insurance?

A. Essentially, mortgage insurance helps protect lenders if a borrower forecloses on the home they bought. One advantage of mortgage insurance is that when borrowers pay it, lenders can often grant loans to buyers when they might not have otherwise. Though not always required to buy a home, mortgage insurance is often needed for down payments of less than 20%.

Q. I have just been pre-approved to buy a beautiful home in South Carolina. Is there anything I shouldn't do now that I'm pre-qualified?

A. Mortgage companies like Mission One Mortgage, make getting pre-qualified for a home easy. However, as your loan process continues, your lender is required to run a new credit report before closing on a home. For that reason, it's to avoid any activity that might affect your credit score, such as:

  • Do not become a co-signer on a loan with someone else.
  • Do not quit or change your job.
  • Do not apply for new credit cards, automobile loans, or any other lines of credit.
  • Do not use your credit card to pay for large purchases, like furniture for your new house.
  • Do not avoid payments on current lines of credit, loans, or utility bills.

Q. My brother-in-law recently refinanced his home in South Carolina. What is refinancing, and should I consider refinancing my home too?

A. Refinancing your home basically means you're swapping your current mortgage for a new one, most often with a lower interest rate. If you would like to reduce the term of your loan, lower your monthly mortgage payments, or consolidate debt, refinancing may be a smart option. Many homeowners also choose to refinance if they want to switch from adjustable-rate mortgages to fixed-rate mortgages or to get cash back for home renovations. To learn whether refinancing is a viable option for your situation, contact Mission One Mortgage ASAP, as loan rates change frequently.

Bexar County fire chief reported resignation hasn't been accepted by the emergency services board.

When officials emerged from a closed session, there was no mention of the allegations firefighters had made about Chief Craig Ramon.

His wife said he had resigned, News4SA reported.

Steve Yeager who hired Chief Ramon disagrees. He urged the board not to accept Chief Ramon’s resignation.

“If you get a resignation from our chief, I ask you to consider whether or not you're going to accept it,” Yeager said. “Because I don’t think you should. I think he deserves this job. I offered him this job. You all agreed. You said go get a degree and you can have it and he did.”

But, not everyone is backing the fire chief.

Firefighter Regan Dominguez said: “I think it’s necessary that we acknowledge the operation failures that have occurred under Chief Ramon as our fire chief. We are faced with multiple individuals leaving the department. These individuals are experienced. They've been driven into the ground non-stop every shift. it's not because they are running calls. It’s not because we are saving lives, doing all the cool stuff that we signed up to do. It is because we are mentally and sometimes physically drained."

Another week, another chance of severe weather that has a chance of impacting the South Central Texas area. The National Weather Service is predicting severe weather creeping into the area in the latter part of the afternoon on Sunday, June 1.

"A few isolated severe thunderstorms are possible after (4 p.m. Sunday), mainly for the northern Hill Country, northern I-35 corridor, and Coastal Plains," the NWS said. And as if we haven't had enough of it recently, the NWS added that large to very large hail could be waiting to fall as the severe storms fall through. With it, we can also expect some damaging winds, although the chances of them remain at a "15 to 29% chance for a portion of Burnet, Lee, and Williamson Counties," while there's a chance 5-14% chance for the Hill Country, I-35 corridor and Coastal Plains areas.

There's also a chance for an isolated tornado, albeit a small 2-4% chance for a portion of Burnet, Lee and Williamson Counties. Hail has the potential in some counties to be larger than two inches. As for rainfall, the NWS said some counties may not see a whole lot, while others could be luckier. "Less than half inch with isolated amounts in excess of 1 inch," the NWS said.

NOAA issues severe Geomagnetic Storm Alert

NOAA says a Geomagnatic Storm alert was issued following a watch late Saturday, May 31. The storm has strengthened and reached G4 conditions, thanks to the arrival of what is called a coronal mass ejection, which is an eruption of solar material and magnetic fields. "Watches at this level are very rare."

"Detrimental impacts to some of our critical infrastructure technology are possible, but mitigation is possible," NOAA said on Saturday. "The aurora may become visible over much of the northern half of the country, and maybe as far south as Alabama and Northern California."

So, sorry Texas, even as some of the country may say flashes of the northern lights in the sky, it doesn't look to be so in the Lone Star State. The NOAA Space Weather Prediction Center said the G4 watch remains in effect through the day as the CME passes. "By (Monday, June 2) evening, conditions should weaken considerably, but we feel G1 levels may still be possible."

BEXAR COUNTY, Texas — The Bexar County Sheriff's Office says an EMS employee has been arrested for allegedly attempting to assault a female coworker.

On May 1, authorities were informed of an alleged assault that took place one April 18 at the Bexar County Emergency Services District (Bexar ESD) 5 Fire House located at 7120 East 6th Street.

At the time of the incidents, the alleged victim and suspect were working for a private EMS company which contracts with Bexar County for emergency services.

The victim stated that she had been assaulted by her supervisor Roel Jasso.

She told investigators that she was on duty and had just gotten out of the shower at the Bexar ESD5. She stated that she was fully clothed in her uniform and a tank top due to the building's air conditioning being out.

The victim went on to say that she had her arms in her uniform shirt, which was not fully on yet, and was holding her arms across her chest when Jasso approached her.

Jasso allegedly placed her in a "bear hug" and pinned her up against the wall. The victim told investigators they had side hugged in the past, but this interaction was different and unwelcome as she couldn't move and felt uncomfortable.

According to the victim, Jasso was face to face with her and kissed her cheek when she turned away from his initial attempt to kiss her on the mouth. Jasso then allegedly used his left hand to slap the victim's buttocks.

After the interaction, Jasso reportedly grabbed his gear and left without saying a word.

The victim stated when she later approached the driver's side of the truck, Jasso pulled her in for another hg and said, "Bye gorgeous." Throughout the rest of the shift, the victim says Jasso made several inappropriate comments like, "If only I were 20 years younger, or you were 20 years older."

There was allegedly another incident when the victim was cleaning equipment in an ambulance, Jasso reportedly ran his fingers through her hair from behind, When she pulled away, Jasso said he did it because she had "a bunch or rat's nests," to which she reportedly responded, "No, it's okay."

The victim told investigators about another time when they were having a conversation about DEF fluid for the ambulance through a closed shower room door that Jasso opened the door only wearing a towel, prompting her to reportedly walk away immediately.

When investigators asked the victim if there was ever flirtatious behavior between them before, she said their relationship was always strictly professional.

The victim identified two other coworkers who could've been witnesses, but both denied seeing anything between her and Jasso.

An HR investigation report shows that Jasso admitted to kissing the victim but denied "smacking" her buttocks. The report recommended a final warning be issued and Jasso be transferred to a different station with no further contact with the victim.

Jasso has been arrested and is facing charges of official oppression and indecent assault.

(TNS) — Bexar County will add virtual sign-language services for deaf voters at every polling site.

County Commissioners Court unanimously agreed Tuesday to spend $998,500 on 750 electronic voter check-in systems with software that will allow San Antonio-based DeafLink to offer the services of American Sign Language interpreters.

Each polling place will have at least two iPads equipped with the DeafLink software.

"This is deaf history, and they have waited a long time just for this to be on your agenda," DeafLink CEO Kay Chiodo said. "They come today to show you they want to vote. They want to be part of the process, and you're opening that door for them."

For years, the Bexar County Elections Department's headquarters on South Frio Street was the only polling site with deaf-accessible equipment. That increased to five locations in the presidential election last November, out of more than 300 polling sites.

About 100,000 deaf people live in Bexar County. In the last presidential election, 17 people used the county's interpretation services. In the May 3 elections — which had a low countywide voter turnout of 9.3% — no one used the service, said Elections Administrator Michele Carew.

"I know it's not necessarily the county's job to get people to the polls, but it's our job to make sure that access is maximized," Precinct 2 Commissioner Justin Rodriguez said. "Rather than saying that we're OK with 17 folks showing up, we gotta push for access for that 17,000 or 170,000 who show up who need it."

Several deaf county residents described for commissioners the barriers they've faced trying to vote. Cassell Grice, a pastor at Family Deaf Church, said the last time he voted, it took him nearly 30 minutes to complete the check-in process and cast his ballot — far longer than other voters at the polling site.

"People are looking forward to this," Grice said. "They are hungry for it. They're hungry for that communication."

The DeafLink subscription, which the county will pay for based on the number of users, can also be accessed by other county departments, potentially helping deaf individuals fill out marriage licenses or other government documents, Carew said.

The five-member court also voted 4-1 to pay another $434,000 for 350 smaller check-in devices to help streamline curbside voting. Precinct 3 Commissioner Grant Moody cast the lone no vote, citing cost constraints and the smaller number of curbside voters.

The new check-in technology could be implemented by the June 7 runoff election that pits Gina Ortiz Jones, a one-time Air Force undersecretary, against former Texas Secretary of State Rolando Pablos for San Antonio mayor. But Moody and Rodriguez urged a slower roll-out to give election workers more time to adjust to a new system.

Carew, who became the county's elections chief in March, is enacting several changes in the elections department. She also overhauled the election-night vote tracker, swapping PDFs for a interactive website where people can book-mark races and track vote tallies with the assistance of color-coded bar charts.

Advocates for ballot access for the disabled say the elections office under Carew's predecessor, Jacque Callanen, was slow to embrace technology that could help deaf voters navigate polling sites.

"It has been a long, long, long time struggle for our deaf community to gain equitable access to polling locations," said Melanie Cawthon, executive director of the nonprofit advocacy group disABILITYsa. "After seven years of pushing and pushing, today we have the opportunity to say, 'Let's bring (American Sign Language) and language access to all of our polling locations for all of our residents.'"
