Fort Gordon is the one installation behind this market. It covers about 55,596 acres in Richmond County, a few miles southwest of Augusta, and the Army puts it about 140 miles east of Atlanta. This page spans Augusta, the Columbia County communities of Martinez, Evans, Grovetown and Harlem, Hephzibah, also in Richmond County, and North Augusta across the Savannah River in South Carolina.
The two counties are on different paths. Richmond County counted 206,607 residents in 2020, and the Census Bureau’s July 2025 estimate is 206,559. Columbia County grew from 156,010 to an estimated 169,189 over the same stretch. The drive times below cover two gates, so pick the one you will drive to and work outward.

Augusta
Augusta shares a consolidated government with Richmond County, and North Augusta, South Carolina, sits directly across the Savannah River. The Census Bureau counted 202,081 residents in the Augusta-Richmond County balance in 2020, with a median owner-occupied value of $178,400 (the county as a whole is $178,500), a 50.8 percent owner-occupied share, 16,593 veterans and a 21.1-minute mean commute for 2020 to 2024. The Charlie Norwood VA Medical Center is at 950 15th Street, and the Augusta Vet Center is on Walton Way. From the Municipal Building it is about 18 minutes to Gate 6.
Evans
Evans is a Census-designated place in Columbia County and the site of the county’s Government Center, and the Census Bureau counted 34,536 residents in 2020, up from 29,011 in 2010. It has the highest median owner-occupied value of the places measured, $366,100, an 87.8 percent owner-occupied share and 4,361 veterans for 2020 to 2024. Evans Middle won a 2026 Military Flagship School Award. Without traffic it is about 17 minutes to Gate 6 and 23 to Gate 5.
Hephzibah
Hephzibah is a small city in Richmond County; the Census Bureau estimates 3,815 residents for July 2025. It is the closest place measured to Gate 5, about 15 minutes by way of Windsor Spring Road and Tobacco Road, and 24 minutes to Gate 6. Richmond County’s Freedom Park K-8, by Gate 5, takes applications from active-duty families who live off post.
Harlem
Harlem is a city in Columbia County, and the Census Bureau estimates 4,239 residents for July 2025, up from a 3,567 base in 2020. Harlem High won a 2026 Military Flagship School Award and offers a JROTC program. Without traffic it is about 19 minutes from City Hall to Gate 6, mostly on Gordon Highway, and 29 to Gate 5.
North Augusta
North Augusta, on the South Carolina side of the Savannah River, is in Aiken and Edgefield counties. The Census Bureau counted 24,379 residents in 2020 and estimates 26,982 for July 2025, with a median owner-occupied value of $233,600, 1,716 veterans and a 22.5-minute mean commute for 2020 to 2024. The Aiken VA Clinic is at 951 Millbrook Avenue in Aiken. Without traffic it is about 19 minutes to Gate 6 and 20 to Gate 5.
Housing
Census numbers describe the area; they are not price quotes. The 2020 to 2024 estimates put the median owner-occupied home at $178,500 in Richmond County and $305,300 in Columbia County. Inside Columbia County the figure was $246,100 in Martinez, $254,300 in Grovetown and $366,100 in Evans, and across the river in North Augusta, South Carolina, it was $233,600. Median gross rent ran from $1,141 in Richmond County to $1,617 in Evans. About half of Richmond County homes are owner-occupied, 51.2 percent, against 78.1 percent in Columbia County.
Columbia County is where more of the new building is happening: it issued 1,213 building permits in 2025, to 534 in Richmond County, and Grovetown grew from 11,216 residents in 2010 to 15,577 in 2020. Newer subdivisions often have an HOA, so ask for the dues, the rules and any special assessments in writing before you make an offer, because they count toward your monthly budget.
Schools and Commute
Schools. Students who live on post attend Richmond County schools. The district’s Freedom Park K-8 sits by Gate 5 and takes applications from active-duty families who live off post, too. Georgia’s House Bill 224 lets military families attend any public school in the district where their base or off-base military housing is located, if there is room, and the district asks you to apply within 30 days of enrolling. Columbia County School District lists 12 schools that have won Georgia’s Military Flagship School Award since 2019, including Baker Place Elementary, Evans Middle, Grovetown Middle and Harlem High in April 2026. Belair Elementary is a 2025-2026 winner in Richmond County, and the state has honored 88 schools and four districts since the 2018-2019 school year. Military OneSource notes that many military children also attend school in Aiken County, South Carolina. Confirm the district for a specific address before you commit to a house.
Gates. Gate 1 (McKenna Gate) is posted open around the clock, but only DoD ID holders may use it from 5 to 9 a.m. on weekdays, excluding holidays. Gates 5 and 6 are posted 4:45 a.m. to 7 p.m. daily, and Gate 6 is the main gate for visitors and commercial vehicles. The post says hours can change at any time, so check the gate page before you drive.
Drive Times. Typical drive without traffic, measured October 7, 2026 (OpenStreetMap routing): to Gate 6 it is about 8 minutes from Grovetown, 13 from Martinez, 17 from Evans, 18 from Augusta and 19 from North Augusta or Harlem, and Hephzibah is 15 minutes from Gate 5.
Roads. The post’s directions send I-20 drivers to Exit 194 and Jimmie Dyess Parkway, and drivers on the Bobby Jones Expressway (I-520) onto Gordon Highway (US 78). Real commutes run longer at busy hours, so test your drive at the time you will make it.
Cost of Living
The mean commute to work for 2020 to 2024 was 21.4 minutes in Richmond County and 24.9 in Columbia County, countywide figures rather than base commutes. Georgia’s Department of Veterans Service says a qualifying disabled veteran may be granted a homestead exemption of up to $121,812 for 2025, an index amount set by the Secretary of Veterans Affairs; for 2026, VA’s grant page and a county exemption page list $126,526. The veteran must own the home and use it as a primary residence, and the exemption can pass to an unremarried surviving spouse or minor children. The same agency lists a state income tax exemption for military retirement income. Ask your county tax commissioner’s or tax assessor’s office how to apply and which figure applies to your tax year.
