This Privacy Policy explains how Mission One Mortgage collects, uses, shares and protects information when you use missiononemortgage.com (the “website”), in English or Spanish. Please read it before you send us anything.
Who We Are
Mission One Mortgage, also known as Mission One Team, is a mortgage broker led by Debbie Haberny (NMLS 2011652). Debbie originates loans through CMS Mortgage Solutions (NMLS 212405). We are licensed in Florida, Georgia, South Carolina, Texas and Virginia. When this policy says “we,” “us” or “our,” it means Mission One Mortgage and Debbie Haberny’s team.
We help you find mortgage options. To do that, we may share your information with lenders and service providers, as described below.
Information We Collect
Information You Give Us
- Purchase and Refinance forms: your name, email address and phone number, plus your answers to the form’s questions. These can include the type of home, how you plan to use it, a price range, a down payment range, your credit profile range, whether you are a veteran or active-duty service member, whether it is your first home purchase, your reason for refinancing, your current loan program, and how long you plan to keep the property.
- Loan estimate upload: your name, email address, phone number, the file you upload (a PDF, JPG, PNG or HEIC file up to 10 MB), and an optional note. A loan estimate can show your address, loan amount and other personal details.
- Email My Results: your name, email address, an optional phone number, and the inputs and results of the calculator you used. The Mortgage Payment calculator, and the Residual Income calculator when it works from your loan terms, ask you to type the rate from your own quote, so if you use Email My Results there, that rate is part of what we receive.
- Calls, emails and bookings: anything you tell us when you call, text or email us, or book a discovery call.
Please do not send Social Security numbers, bank account numbers or similar details through the website forms. If we need them for an application, you will give them through the secure application site.
Information Collected Automatically
When you visit the website, our analytics tools and our hosting provider collect technical information such as the pages you view, the links and buttons you click, how long you stay, your browser and device type, the page that referred you, and your approximate location based on your IP address. Our bot-protection service also checks that a form submission comes from a person.
What Stays on Your Device
- Calculators: the calculators run in your browser. What you type into them is not sent to us or anyone else unless you choose Email My Results.
- Form progress: the Purchase and Refinance forms keep your answers in your browser’s session storage while you work, so you can go back a step. They are cleared when you submit or close the tab.
- Language choice: if you pick a language, we remember it in your browser’s local storage so we can show the right language next time.
How We Use It
We use the information we collect to:
- respond to your request, review your situation and help you find loan options;
- contact you by phone, text or email about your request;
- send you the calculator results you ask for;
- share your information with lenders and service providers, as described below, so they can give you loan options;
- keep the website secure and block bots and abuse;
- understand how people use the website so we can fix problems and make it easier to use;
- keep records and meet our legal and licensing obligations.
How We Share It
We do not sell your personal information, and the website does not use advertising pixels or retargeting.
We share information only as needed to run our business and help you with your request:
- Lenders, CMS Mortgage Solutions and other mortgage service providers, so they can review your request and give you loan options, and, if you apply, process your loan. These can include credit reporting agencies, appraisers, title companies and similar companies involved in a mortgage.
- Service providers that work for us, under their own privacy and security commitments: our website host, which also stores uploaded loan estimate files in a private store and provides bot protection; our database provider, which stores the requests you send us; our email service, which sends your request to Debbie and, if you ask for them, your calculator results to you; and the analytics tools described in the next section.
- Government and legal requests, when the law requires it or to protect our rights, our customers or the public.
- A successor, if our business is sold or reorganized.
Analytics, Cookies and Similar Tools
We use two analytics tools: Google Analytics and a product analytics tool. Neither loads until you first interact with the page (for example, by moving the mouse, scrolling, tapping or pressing a key) or you have been on the page for a few seconds.
- Google Analytics 4 counts visits and shows us which pages and tools people use. It sets cookies whose names begin with _ga. It runs on our live website only.
- Our product analytics tool records page views, clicks and errors, builds heatmaps of where people click, and can record a replay of a visit to show us where people get stuck. Replays do not capture what you type into form fields; everything entered in a field is masked. It uses a cookie and your browser’s local storage to recognize a returning browser, and its traffic goes through our own website address.
When you submit a form, the analytics tools are told only which form was submitted. They are not sent the answers, names, emails or phone numbers you entered.
The Book a Discovery Call page loads a booking calendar from another company, which may set its own cookies. See Third-Party Services and Links below.
You can block or delete cookies and local storage in your browser settings. The website still works without them. To opt out of Google Analytics across sites, you can install Google’s browser add-on at tools.google.com/dlpage/gaoptout.
Calls and Text Messages
When you give us your phone number in a form, you agree that Mission One Team may contact you by phone, text or email about your request. If you do not want to be contacted by phone or text, leave the phone number blank where the form allows it, or tell us when we contact you.
Message and data rates may apply to text messages. Message frequency varies. You can reply STOP to any text to stop receiving texts from us, and you can tell us at any time, by phone or email, that you do not want to be called. Your consent to calls or texts is not a condition of getting a loan or any other product or service from us.
Third-Party Services and Links
The website links to or embeds services run by other companies. We do not control them, and their own privacy policies apply to what they collect.
- Booking calendar: the Book a Discovery Call page shows a booking calendar hosted at links.cmsmortgage.com. What you enter there goes to that service and to us.
- Apply Now: the Apply Now button takes you to a secure online application at cmsmortgage.my1003app.com, run by CMS Mortgage Solutions’ application provider. Information you give there is handled under that site’s terms and notices.
- Other links: social media pages, NMLS Consumer Access and other sites we link to.
Your Privacy Notice When You Apply
Federal law, the Gramm-Leach-Bliley Act, requires financial companies to give you a privacy notice about how they handle your nonpublic personal information. If you apply for a loan, you will receive the formal privacy notice from the lender and from CMS Mortgage Solutions, as required. That notice explains how your information is used and shared in connection with your loan and any choices you have. This website policy covers the website; it does not replace those notices.
How We Protect It
We use reasonable safeguards to protect your information. The website uses encrypted connections (HTTPS). Uploaded loan estimate files are kept in a private store, and Debbie receives a time-limited link to open them. Requests you send us are saved in a database that only authorized people can read. We limit who can see your information, and we use bot protection to keep automated abuse away from our forms.
No website or email can be made completely secure, so we cannot promise absolute security. Do not include sensitive details in an email or text message if you can avoid it.
How Long We Keep It
We keep your information for as long as we need it to respond to you, to serve you if you become a client, and to meet legal, licensing and record-keeping requirements, which can be several years for mortgage records. After that, we delete it or remove what identifies you. You can ask us to delete your information (see Your Choices), though we may need to keep some of it if the law requires.
Your Choices
- Calls, texts and email: tell us you do not want to be contacted, or reply STOP to a text. We will honor your request.
- Cookies and analytics: use your browser settings or the Google Analytics opt-out add-on described above.
- Access, correction and deletion: you can ask what information we have about you, ask us to correct it, or ask us to delete it. Use the contact details below.
- Sharing for your loan: if you do not want your information shared with lenders, do not send us a request, or tell us before we share it.
Do Not Track and Global Privacy Control
If your browser sends a Global Privacy Control signal, we do not load our analytics tools during your visit. We do not respond to Do Not Track signals, which most browsers no longer send; use the choices above to limit what is collected.
Your State Privacy Rights
Depending on where you live, state law may give you rights over your personal information, such as the right to know what we have, to correct it, or to delete it. Many state privacy laws do not apply to information that is covered by federal financial privacy law, which includes much of what we collect to help with your loan. We will still consider any request you send us. To make one, contact us using the details below. We may need to confirm who you are before we act on it, and we will respond within the time the law allows.
Children
The website is not for children under 13, and we do not knowingly collect information from them. If you believe a child has sent us information, contact us and we will delete it.
Changes to This Policy
We may update this policy from time to time. When we do, we will post the new version here and change the effective date at the top. If you keep using the website after a change, you accept the updated policy.
