Military Families in Charleston

Joint Base Charleston is now Joint Base Lindsey Graham; the installation was officially renamed on August 10, 2026. Plenty of families and locals still say JB Charleston, and both names mean the same place. The joint base hosts more than 60 Department of Defense and federal agencies and supports a force of over 90,000 airmen, sailors, soldiers, Marines, Coast Guardsmen, civilians, dependents and retirees across four installations, including the Air Base and the Naval Weapons Station. The 628th Air Base Wing, the 437th Airlift Wing and the reserve 315th Airlift Wing are based there, and naval nuclear power training takes place on the Weapons Station side in Goose Creek. Coast Guard Sector Charleston is its own installation at 196 Tradd Street downtown. The Coast Guard is also building a larger Base Charleston campus in North Charleston for its cutters and their crews.

Goose Creek is the closest town to the Weapons Station and still only 15 minutes from the Air Base; the downtown Coast Guard drive is the long one.

It is in Berkeley County School District, off I-26 at exits 197 and 199, with more than ten builders, more than 4,000 homes built and 7,500-plus planned, and two 55-plus communities. HOA fees vary by neighborhood. It is almost all new construction, so ask for each neighborhood’s HOA fee schedule before you compare homes.

Isle of Palms

Isle of Palms is a barrier island city in Charleston County, about 15 miles east of Charleston, with about 4,377 residents in the Census Bureau’s 2025 estimate and many seasonal homes. It is reached by the Isle of Palms Connector and SC-517 from Mount Pleasant, and Wild Dunes is a private resort community on its north end. Hurricane Hugo caused significant flooding on the island in 1989, so flood coverage is part of the cost of owning.

Cane Bay Elementary, Middle and High schools are part of Berkeley County School District. It sits off I-26 at exit 197B, about 10 minutes from Main Street in Summerville. It is among the longer commutes to the base (37 to the Air Base), so it fits best a household that works near Summerville or Moncks Corner.

Ridgeville

It is farther out than any other mainland town in this market and is a rural, small-town setting with no base nearby.

Kiawah Island

Kiawah Island is a private, gated barrier island community 25 miles southwest of Charleston, with about 2,014 full-time residents in the Census Bureau’s 2025 estimate. Visitors pass through a security gate. It is a resort and second-home market with the Kiawah Island Golf Resort and the Ocean Course. Because the measured drive to either base is more than an hour, it fits a retirement or second-home purchase better than a daily commute.

Seabrook Island

Seabrook Island is a private residential island community in Charleston County with about 2,171 residents in the Census Bureau’s 2025 estimate, between the North Edisto River and Bohicket Creek, reached by a causeway and next to Kiawah Island. Since 2005, Seabrook Island Club membership has been required for new purchasers of property. As with Kiawah, a base commute from here is an hour or more with no traffic. Confirm the membership requirement and dues directly with the club.

Housing

Housing here follows the map. Downtown Charleston is historic and built around its preserved architecture. West Ashley grew mostly in the 1970s and 1980s, after highway improvements made commuting easier. Park Circle in North Charleston began in the 1910s as a planned suburb around a central park, and its homes include bungalows, cottages and ranch houses. Summerville has a large historic district of older cottages and Victorian homes. Farther out, big master-planned communities offer new construction: By their own descriptions, Nexton is planned for more than 7,500 homes with more than ten builders, and Cane Bay is made up of 23 neighborhoods. Daniel Island was developed from the late 1990s as a planned island community. The barrier islands are mostly resort and second-home markets, with many homes used seasonally or as short-term rentals.

Schools and Commute

Schools follow your address, not your base. The Air Force housing page notes that the Charleston area includes schools in Charleston, Berkeley and Dorchester counties and urges parents to research schools before signing a lease; Military OneSource says the same about school assignment. Berkeley County School District serves Goose Creek, Hanahan, Moncks Corner, Nexton, Cane Bay and Daniel Island. Dorchester School District Two is based in Summerville. Ridgeville is in Dorchester County School District 4, and Cottageville is in the Colleton County School District. North Charleston spans three counties, so its public schools come from more than one district. Confirm the district for any address before you make an offer. For traffic, the heaviest weekday congestion is at about 7 to 9 a.m. and 4 to 6:30 p.m., and the usual slow spots are the Ravenel Bridge, I-26 toward Summerville, US-17 through West Ashley and I-526. The I-26 and I-526 interchange is a known bottleneck, and the state is planning to redesign it. Every drive time on this page is measured without traffic, so add time at rush hour.

Cost of Living

We do not print home prices on this page, because they change from month to month and from neighborhood to neighborhood; a current figure belongs in a conversation about a specific home. What we can describe is how the costs of owning differ by place. In waterfront areas and on the islands, the flood zone and flood insurance can be a bigger part of the picture. In master-planned communities, HOA dues vary by neighborhood, and Daniel Island has its own property owners association. Gated and club communities such as Kiawah Island and Seabrook Island add their own entry and membership rules. Summerville can offer more affordability in exchange for a longer I-26 commute to downtown, and the measured drive times above show how much longer that can be.

VA Loans in Charleston

A VA-backed loan can mean no down payment and no private mortgage insurance, and the one-time VA funding fee can often be rolled into the loan amount, as our VA Loans page explains. On loan limits, the VA says a veteran with full entitlement has no VA loan limit, provided the payments are affordable and the appraisal supports the price; a veteran with remaining entitlement uses the county conforming loan limit. FHFA publishes the 2026 conforming limit for every county in its county table. We check your county’s figure in the first conversation and look again each December. Flood zones matter here. Flood insurance is required when a home in a FEMA Special Flood Hazard Area carries a federally backed mortgage, and the City of Charleston will issue a flood hazard information letter for a property in the city. Ask for the flood zone early, especially on the islands and near the marsh. In planned communities, ask for the HOA documents and dues schedule before you write an offer. Where you check in depends on your service. Air Force personnel arriving at the Air Base start at the Inns of Charleston, the 24-hour arrival point, which can help you reach your sponsor or your unit’s Commander’s Support Staff, and the Military and Family Readiness Center can help with relocation and sponsors. Navy families bound for the Weapons Station get reporting instructions from their command and can reach the Fleet and Family Support Center. Coast Guard members report to Sector Charleston at the end of Tradd Street, and the Sector’s welcome page walks through check-in. While you house hunt, short-term lodging is available on both sides of the joint base: the Inns of Charleston on the Air Base and Foster Creek Villas on the Weapons Station. If you are a veteran buying here rather than arriving on orders, eligible veterans can register in person at the Visitor Control Center for a veteran identification card that gives base access for three years. Before you sign anything, drive your own commute at the hour you will actually make it.

On-Base and Off-Base Housing

Family housing on Joint Base Lindsey Graham is privatized on both sides: Hunt manages the Air Base community and Balfour Beatty manages the Weapons Station community, and the Military Housing Office is where to start as soon as you know you are moving. Junior enlisted unaccompanied members live in the dormitories, and E-4s with more than three years of service and above move into housing in the community. Coast Guard Sector Charleston has no on-base housing for families or dependents, but its welcome page says privatized housing on the Air Base and the Weapons Station is available to Coast Guard personnel. Living off base means choosing among three counties and several school districts, which is why the towns above are grouped by commute.

Is there a VA regional office in Charleston?

No. The regional benefit office for South Carolina is in Columbia, at 6437 Garners Ferry Road, about 115 road miles from downtown Charleston. Locally, the county veterans affairs offices help with VA applications: Charleston County’s office in North Charleston lists home loan guarantees among the benefits it helps with, Dorchester County’s is at 500 N. Main Street in Summerville, and Berkeley County’s is in Moncks Corner.

How do flood zones affect buying a home around Charleston?
