Fort Benning, the market’s one installation, sits south of Columbus and covers more than 182,000 acres, mostly in Muscogee and Chattahoochee counties. The Army calls it the sixth-largest military installation in the U.S.. It also says Columbus lies 100 miles southwest of Atlanta and merged with Muscogee County into one consolidated government in 1970.
Growth is on the Harris County side. Muscogee County is estimated at 202,171 people for July 2025, down 2.3 percent from the 2020 estimates base, while Harris County grew 7.5 percent to 37,280. Without traffic, the drive from the Columbus Government Center to the I-185 gate is about 13 minutes, and from Fortson in Harris County, the farthest place measured, about 29. Military Families in Columbus
Fort Benning is home to the Maneuver Center of Excellence, which includes the Army’s Infantry and Armor Schools. The post has been the Home of the Infantry since 1918, and the Armor School moved here after the 2005 Base Realignment and Closure Commission’s decision. Other units include the 75th Ranger Regiment, the Army Marksmanship Unit and the Army National Guard Warrior Training Center. Profiles of each area and the drives to the gates are below.
The name has changed twice since 2023. The post became Fort Moore in May 2023, honoring Lt. Gen. Hal Moore and his wife, Julia Compton Moore. Secretary of Defense Pete Hegseth’s memo of March 3, 2025 restored Fort Benning, now honoring Fred G. Benning, a Nebraska native who earned the Distinguished Service Cross in World War I. The Army held the redesignation ceremony on April 16, 2025, and the post’s own site now reads U.S. Army Fort Benning.

The Census Bureau estimates 202,171 residents for July 2025, down 2.3 percent from the 2020 estimates base, and estimates 20,438 veterans, a $193,900 median owner-occupied value, 50.8 percent owner-occupied homes and a 20.9-minute mean commute for 2020 to 2024. Without traffic, the Government Center is about 13 minutes from both the Lindsey Creek Parkway gate and the Legacy Way gate. The Columbus Downtown VA Clinic, at 2100 Comer Avenue, is about 14 minutes from the Lindsey Creek gate.
North Columbus
The North Columbus Public Library is at 5689 Armour Road. The Census Bureau’s 2020 to 2024 estimates for ZIP Code 31909 show 39,364 residents, a $221,300 median owner-occupied value, 49.5 percent owner-occupied homes and about 4,200 veterans. Without traffic it is about 14 minutes from the library to the Lindsey Creek Parkway gate on I-185 and 19 to the Legacy Way gate.
South Columbus
South Columbus is the closest area measured to the post: about 6 minutes without traffic from the South Columbus Public Library, at 2034 South Lumpkin Road, to both the Lindsey Creek Parkway gate and the Legacy Way gate. The Georgia Department of Veterans Service keeps a Columbus office at 2329 Fort Benning Road and another at the post’s Soldier for Life Center on Marne Road. The National Weather Service says Weracoba Creek can back up and flood roads in south Columbus when the Chattahoochee is high, so ask your real estate agent to check the flood zone.
Midland
ZIP Code 31820, which covers Midland, lies in both Muscogee and Harris counties, so the school district depends on the address. The ZIP Code has about 14,000 residents, the highest median owner-occupied value of the places measured at $364,400, 90.5 percent owner-occupied homes and about 2,200 veterans for 2020 to 2024. Without traffic it is about 19 minutes from Midland Commons Boulevard to the Lindsey Creek Parkway gate, by US 80, US 27 Alternate and I-185.
Fortson
ZIP Code 31808, which covers Fortson, lies mostly in Harris County and partly in Muscogee County. Harris County grew 7.5 percent from the 2020 estimates base to an estimated 37,280 people in July 2025, and the Census Bureau estimates it issued permits for 177 single-family homes in 2025. ZIP Code 31808 shows a $291,700 median owner-occupied value and 95.4 percent owner-occupied homes for 2020 to 2024. It is the farthest area measured: about 29 minutes without traffic to the Lindsey Creek Parkway gate, by Fortson Road, Mountain Hill Road and I-185.
Cusseta
Cusseta and Chattahoochee County share one unified government; the Census Bureau estimates its population at 8,465 for July 2025, down 11.5 percent from the 2020 estimates base. The Army says the post covers considerable parts of Chattahoochee County, and Chattahoochee County Schools is a Georgia Military School District, meaning every school in it has earned the Military Flagship School Award. Without traffic it is about 10 minutes from the Cusseta-Chattahoochee Public Library, at 262 Broad Street, to the Harmony Church gate, 15 to the Custer Road gate and 17 to the Lindsey Creek Parkway gate.
Housing
Census numbers describe the past, not today’s asking prices. The Census Bureau’s 2020 to 2024 estimates put the median owner-occupied home at $193,900 in Muscogee County and $302,800 in Harris County. By ZIP Code it was $221,300 in 31909 (north Columbus), $364,400 in 31820 (Midland) and $291,700 in 31808 (Fortson). About half of Muscogee County’s homes (50.8 percent) are owner-occupied, against 88.8 percent in Harris County, and median gross rent was $1,106 in Muscogee County and $1,048 in Harris County.
The Census Bureau estimates that in 2025 Harris County issued permits for 177 single-family homes, and Muscogee County for 230 single-family homes and six buildings of five or more units. If a home is in a neighborhood with an HOA, ask for the dues, covenants and any special assessments in writing before you sign, and have your real estate agent pull the documents.
Schools and Commute
Schools. Five Department of Defense Education Activity schools serve families living on post: Stowers, Dexter, White and McBride elementaries and Faith Middle School. They cover pre-kindergarten through eighth grade and require proof of active duty status and on-post residency to enroll. Students who live off post, and high schoolers wherever they live, attend county schools. The post’s list of county systems includes Muscogee County and Chattahoochee County, so for a Harris County address, check the school zone with the district before you make an offer. Muscogee County School District has a Military Family Liaison, and its Army Youth Program in Your Neighborhood runs afterschool activities at Columbus, Hardaway, Northside, Shaw and Spencer high schools. Georgia’s Military Flagship School Award went to Gentian Elementary in Muscogee County for 2025-26, and Chattahoochee County Schools is a Military School District because every school in it has earned the award.
Gates. The Lindsey Creek Parkway gate off I-185, the Lindsey Creek Visitor Control Center, the Harmony Church gate on 8th Division Road and the Eddy Bridge gate to Lawson Army Airfield are open 24 hours. The Legacy Way gate is open 6 a.m. to 9 p.m. every day, and the Custer Road gate, which leads from Route 27 into Sand Hill and Patton Village, is open 5 a.m. to 5 p.m. Monday through Friday. Hours can change, so check the gate page before you drive.

Georgia gives some disabled veterans a homestead exemption of up to $121,812 for 2025, with $126,526 listed for 2026. It is open to honorably discharged Georgia veterans who are VA-rated 100 percent disabled, who are paid at that level because of unemployability, or who receive a VA award for losing the use of a foot or hand or losing sight in an eye. The veteran must own the home and live in it, and the exemption continues for an unremarried surviving spouse or minor children who stay there. Because the amount changes yearly and county tax officials run the program, confirm the current figure with the tax commissioner’s or tax assessor’s office in Muscogee, Harris or Chattahoochee County.

County Loan Limits. VA sets no cap for a veteran with full entitlement: what limits the loan is the borrower’s budget and what the appraisal supports. County limits matter for bonus entitlement after an earlier VA loan. For 2026, FHFA’s one-unit limit is $832,750 in Muscogee, Harris and Chattahoochee counties, the national baseline.
Flood. FEMA says that when a home in a high-risk flood area has a home loan backed by the federal government, the owner must carry flood insurance, and most homeowners policies leave flood damage out. The National Weather Service’s gauge on the Chattahoochee River at 14th Street in Columbus sets flood stage at 27 feet. At 42 feet, Weracoba Creek backs up and floods some roads in south Columbus, and at 44 feet Weracoba and Bull creeks flood some homes in low-lying areas. Before you write an offer, look up the property’s flood zone, price an insurance policy, and ask your real estate agent about nearby creeks, not just the river.

On post, Heritage Landing at Fort Benning, a privately owned housing company, leases and manages roughly 4,000 homes in 11 family housing communities. The Army says on-post housing is in high demand and tells arriving Soldiers to expect waits of up to six months because of high occupancy and renovations; door-to-door moves are highly unlikely. Unaccompanied Soldiers in grades E-1 through E-5 go through the Military Housing Office’s unaccompanied housing branch.
