Two installations anchor this market, on opposite sides of Corpus Christi. Without traffic, City Hall is about 21 minutes from the air station’s Main Gate and 13 from the Sector, as the drive times below show.

Corpus Christi
Corpus Christi is the middle of this market, about 21 minutes from the air station’s Main Gate and 13 from the Sector’s airport facility without traffic. The Census Bureau counted 305,215 residents in 2010 and 317,863 in 2020, and estimates 317,247 for July 2025, with a median owner-occupied value of $210,400, a 57.9 percent owner-occupied share, 21,194 veterans and a 21.3-minute mean commute for 2020 to 2024. City Hall is at 1201 Leopard Street. The City joined the National Flood Insurance Program in 1970 and publishes its flood maps and a property lookup.
Flour Bluff
The City describes Flour Bluff as the part of Corpus Christi west of Padre and Mustang Islands and east of the Southside, bounded by Oso Bay and the Laguna Madre, with South Padre Island Drive running through it and the air station and Waldron Field inside it. All six Flour Bluff ISD campuses hold the Purple Star designation for 2026-27, and the district lists NAS Corpus Christi and its tenants among the commands tied to it. It is about 6 minutes to the Main Gate and 27 to the Sector without traffic.
North Padre Island
The City’s island plan covers the land area of both Padre and Mustang Islands inside the city limits, with residential neighborhoods, commercial development and miles of beaches. The JFK Causeway (PR 22), built in 1973, connects the island to the mainland, and the National Weather Service reports storm tide of roughly 3 to 6 feet above ground at Bob Hall Pier during Hurricane Harvey. Without traffic it is about 14 minutes from Whitecap Boulevard to the Main Gate and 34 to the Sector.
Calallen
Calallen is in northwest Corpus Christi and has its own school district, Calallen ISD, at 4205 Wildcat Drive. It reaches the rest of the city by I-37. Without traffic it is about 20 minutes to the Coast Guard Sector, the closest measured, and 33 to the air station’s Main Gate.
Southside
The City’s Southside plan places the area south of South Padre Island Drive and east of the Crosstown Expressway, bounded by Oso Creek and Bay to the south and east, and says it is seeing most of the city’s recent development. The Navy’s outlying field at Cabaniss is in the Southside along Oso Creek, off Saratoga Boulevard. Without traffic it is about 13 minutes to the Main Gate and 20 to the Sector.
Ingleside
Ingleside sits at the southeast tip of San Patricio County on Corpus Christi Bay and has been a city since 1951. The Census Bureau estimates 10,085 residents for July 2025, up 6.0 percent from its April 2020 estimates base, with a median owner-occupied value of $189,200, a 63.4 percent owner-occupied share and 791 veterans for 2020 to 2024. The Port of Corpus Christi Authority said in April 2010 that the Navy would leave Naval Station Ingleside, closed under the 2005 base closure law, and that ownership of the property would revert to the Port on April 30, 2010, so the former base is not one of this page’s installations. Without traffic it is about 42 minutes to the air station’s Main Gate and 35 to the Sector.
Housing
Treat Census numbers as a snapshot rather than a price quote: the 2020 to 2024 median value of an owner-occupied home is $208,800 in Nueces County, $210,400 in the city of Corpus Christi, $234,800 in Portland and $189,200 in Ingleside, while median gross rent runs from $1,283 in Nueces County to $1,577 in Portland.
Measured from the Census Bureau’s April 2020 estimates base, the city’s July 2025 estimate is 0.3 percent lower, Portland’s is 1.9 percent higher and Ingleside’s is 6.0 percent higher. A new neighborhood can sit in a public improvement district or a water district: Texas requires a seller in either to give the buyer written notice, and a water-district buyer who does not get it before the contract may terminate. The City lists two current districts, a tourism district and Whitecap PID No. 1, where owners pay assessments based on property value.
Near the airfields, check the Navy’s maps. Its 2020 study of the outlying fields at Waldron, in Flour Bluff, and Cabaniss, in the Southside, says some residential development sits in or is planned within certain noise and accident-potential zones. Ask your agent and the title company to check an address.
Schools and Commute
Schools. A campus earns Texas’s Purple Star Campus Designation by appointing a military liaison, maintaining a military webpage, operating a transition program and adding one of three military initiatives. TEA’s 2026-27 list includes eight Corpus Christi ISD campuses and all six Flour Bluff ISD campuses, and Flour Bluff ISD names the air station’s commands among those tied to its district. Gregory-Portland ISD is headquartered in Portland, and Calallen ISD is based at 4205 Wildcat Drive. District lines do not follow city lines, so confirm any address with the district before you write an offer.
Gates. The Main Gate, at NAS Drive and Lexington Avenue, is open 24 hours; the North Gate on Ocean Drive is open weekdays 5 to 8 a.m. and 2 to 5 p.m.. The Coast Guard Sector’s pages list no visitor hours, so call (361) 939-0200 before you drive over.
Drive Times. As the tables above show, the Main Gate is about 6 minutes from Flour Bluff and 21 from City Hall, and the Sector is about 13 minutes from City Hall and 20 from Calallen, each a typical drive without traffic, measured October 7, 2026 (OpenStreetMap routing).
Bridges and Roadwork. The measured routes from Portland and Ingleside follow US 181 and TX 35 into the city, and the new Harbor Bridge that carries US 181 over the ship channel went into service in June 2025, TxDOT says. North Padre Island drivers cross the JFK Causeway (PR 22), built in 1973, and TxDOT is studying a proposed new Laguna Madre crossing with two route alternatives under review.
Cost of Living
Mean travel time to work for 2020 to 2024 was 21.3 minutes in the city of Corpus Christi, 21.7 in Nueces County and 20.5 in Portland. Texas has no state property tax; local taxing units such as school districts, counties and cities set what they levy. A homestead gets a $140,000 exemption from school district taxes, and an owner who is 65 or older or disabled gets $60,000 more. After the first qualifying year, a homestead’s appraised value can rise by no more than 10 percent a year, apart from new improvements.
A veteran with a VA disability rating of 10 percent or more can exempt $5,000 to $12,000 of assessed value, depending on the percentage, and a veteran with a 100 percent rating or individual unemployability can exempt the total appraised value of the homestead. Apply with the county appraisal district, generally before May 1.
