One installation anchors this market: Naval Submarine Base Kings Bay, in the southeast corner of Georgia a short way from the Florida line. Kingsland is about 14 minutes from the Stimson Gate without traffic, and St. Marys is the closest town to the base at about 10.

Kingsland is a city of 21,299 people by the Census Bureau’s July 2025 estimate, up 16.9 percent from its April 2020 estimates base of 18,218. For 2020 to 2024 the Census lists 2,219 veterans, a $251,400 median owner-occupied value, a 67.3 percent owner-occupied share, median gross rent of $1,275 and a 29.8-minute mean commute. Without traffic it is about 14 minutes from City Hall to the Stimson Gate and 17 to the Franklin Gate. Kingsland Elementary won Georgia’s Military Flagship School Award in 2025.
Woodbine
Woodbine is the Camden County seat, on the south bank of the Satilla River, and its own site puts Brunswick about 30 minutes away and Jacksonville about 40. The Census Bureau estimates 1,084 residents for July 2025, against a 2020 base of 1,059. Without traffic it is about 28 minutes from City Hall to the Stimson Gate and 31 to the Franklin Gate. Camden County’s government offices are at 200 E 4th Street.
Yulee, FL
Yulee, in Nassau County, Florida, counted 14,195 residents in the 2020 census. For 2020 to 2024 the Census lists a $302,500 median owner-occupied value, a 78.9 percent owner-occupied share, median gross rent of $1,754, 1,507 veterans and a 26.3-minute mean commute. Without traffic it is about 24 minutes from the area center to the Stimson Gate. Under Florida’s Purple Star Campus law, a designated school names a military liaison, and 5 percent or more of its controlled open enrollment seats are reserved for military students.
Fernandina Beach, FL
Fernandina Beach has an estimated 13,869 residents and the highest median owner-occupied value of the places measured, $555,400, with 80.5 percent of homes owner-occupied and 37.8 percent of residents 65 or older. The Census lists 1,457 veterans and a 22.3-minute mean commute. Without traffic it is about 44 minutes from City Hall to the Stimson Gate and 45 to the Franklin Gate, the edge of the commute radius.
Housing
These are Census estimates, not price quotes. For 2020 to 2024 the Census puts the middle value of an owner-occupied home at $261,400 across Camden County, $251,400 in Kingsland and $312,300 in St. Marys, and the middle gross rent at $1,235, $1,275 and $1,183. About 68 percent of Camden County homes are owner-occupied, as are 67 percent in Kingsland and 61 percent in St. Marys.
Growth continues: the county issued 446 building permits in 2025, and St. Marys’ estimate is up 11.4 percent from its April 2020 estimates base. Just across the state line, Nassau County, Florida, reports a $382,800 median owner-occupied value and 1,060 permits in 2025. Before you commit to a home with a homeowners association, get the monthly dues, the covenants and any pending assessments in writing.
Schools and Commute
Schools. Camden County Schools serves about 10,000 students in nine elementary schools, two middle schools and one comprehensive high school with a Ninth Grade Center. Military and Family Life Counselors serve every school, and the Navy’s School Liaison also works with Nassau County, Florida. Georgia’s Military Flagship School Award honors schools with targeted outreach to military families; in 2025 it went to Camden County High School, Kingsland Elementary and Matilda Harris Elementary, and Sugarmill Elementary is on the 2025-2026 list. Check any address with the district before you offer.
Gates. The Navy lists the Stimson Gate, at Kings Bay Road and Spur 40, as open 5 a.m. to 6:30 p.m. Monday to Thursday and from 5 a.m. Friday, remaining open 24 hours through the weekend. The Franklin Gate, at Spur 40 and St. Marys Road, is open 24 hours Monday to Thursday, 5 a.m. to 6 p.m. Friday, and closed weekends and holidays. The Jackson and Madison gates stay open around the clock. The Navy says hours can change at any time, so check its gate page before you drive, including for when the Stimson Gate closes after the weekend.
Drive Times. The Stimson Gate is about 10 minutes from St. Marys, 14 from Kingsland, 24 from Yulee, 28 from Woodbine and 44 from Fernandina Beach (typical drive without traffic, measured October 7, 2026, OpenStreetMap routing; see the table above).
Getting There. From Kingsland the way in is East King Avenue (Georgia 40) to Kings Bay Road; from I-95 it is St. Marys Road to Spur 40. GDOT is preserving bridges at seven I-95 locations in Camden, Glynn and McIntosh counties, including the St. Marys Road and Harriett’s Bluff Road overpasses, with a current completion date of January 31, 2027.
Cost of Living
The Census lists a mean travel time to work of 28.3 minutes in Camden County, 29.8 in Kingsland and 26.2 in St. Marys for 2020 to 2024; those describe all workers, not base commutes. Georgia’s property tax rules help some disabled veterans. The state’s veterans agency lists a homestead exemption of up to $121,812 for 2025, the newest figure on its page, for an honorably discharged Georgia veteran who is rated 100 percent disabled, is entitled to that level because of unemployability, or holds a VA statutory award such as one for permanently losing the use of a hand, a foot or eyesight, and an unremarried surviving spouse can keep it. Applications go to your county tax commissioner’s office, or the assessor in some counties, by April 1, and the amount follows a federal index.
Across the line in Nassau County, Florida, a homestead exemption can cut taxable value by as much as $50,000 and brings the Save Our Homes limit on assessment increases. An ex-servicemember with a disability of 10 percent or more may be entitled to $5,000 off, a veteran with a total and permanent service-connected disability may qualify for a full exemption, and the property appraiser takes applications until March 1.
