Four installations anchor this market. Joint Base Langley-Eustis joins Langley Air Force Base, in Hampton, with Fort Eustis, in Newport News. Newport News ties them together, and it is a long city: from City Hall, at its southern end, the drive without traffic is about 14 minutes to Langley’s LaSalle Gate and 29 to Fort Eustis’s Gate 1. The Peninsula runs between the James and York Rivers, so water shapes the maps here: tidal flooding is part of life in Poquoson, and I-64 crosses the harbor to Norfolk through the Hampton Roads Bridge-Tunnel. Newport News, Hampton, Poquoson and Williamsburg are independent cities, which in Virginia means they sit outside any county, while York County and James City County are counties. This page is organized by gate, so start with the base you report to and work outward.
Military Families in Newport News
Langley and Fort Eustis became one joint base on January 29, 2010, under the Air Force-led 633d Air Base Wing, which supports both Air Force and Army units. Langley hosts the headquarters of Air Combat Command, the 1st Fighter Wing and the 192nd Wing, which both fly the F-22. Fort Eustis, established in 1918, is the Army’s transportation home, with the 7th and 597th Transportation Brigades and the 128th Aviation Brigade among its units.
The Army Training and Doctrine Command, headquartered at Eustis from 2011, was inactivated there on September 26, 2025, and the Army Transformation and Training Command was established in its place. Naval Weapons Station Yorktown hosts 40 tenant commands, among them Navy Munitions Command Atlantic and the Marine Corps Security Force Regiment. The Coast Guard’s Yorktown training center runs Class A and Class C schools and has permanent staff.

Newport News
Newport News is the largest of the Peninsula cities on this page, with an estimated 183,230 residents in July 2025, 17,365 veterans and a 48.2 percent owner-occupied share, so renting is common. Fort Eustis lies inside the city, and the Navy’s Housing Service Center for Yorktown is on Von Steuben Drive here. From City Hall, at the southern end, Langley is about 14 minutes away and Fort Eustis about 29, while northern neighborhoods are far closer to Eustis. The city says more than 3,600 acres sit in FEMA’s high-risk flood area.
Poquoson
Poquoson is a small city of about 13,292 people (July 2025 estimate), up 6.7 percent from its April 2020 estimates base, with 1,447 veterans and an 84.6 percent owner-occupied share. All four of its schools are Purple Star schools, and just over 17 percent of students are military-connected. The city says most of it lies lower than 7 feet above mean sea level and recalls floods in 1933, 1962, 1998 and 2003. It is about 15 minutes from Langley’s LaSalle Gate and 20 from Fort Eustis’s Gate 1.
Denbigh
Denbigh is in northern Newport News, where Denbigh High School at 259 Denbigh Boulevard runs an Aviation Academy. It is the closest place measured to Fort Eustis, about 8 minutes from Gate 1, and about 14 minutes from Gate 3 at the weapons station. Langley is about 22 minutes away.
Grafton
Grafton is in York County, and Grafton High School at 403 Grafton Drive serves the county’s Grafton Zone. Grafton Bethel Elementary, Grafton Middle and Grafton High are on York County’s list of Purple Star schools. Without traffic it is about 12 minutes to the Coast Guard training center, 13 to Fort Eustis’s Gate 1 and 15 to the weapons station’s Gate 3.
Williamsburg
Williamsburg is a city of about 15,861 people (July 2025 estimate) with 898 veterans, a 53.2 percent owner-occupied share and a $428,100 median owner-occupied value. Williamsburg-James City County Schools has eight Purple Star schools. It is about 16 minutes from Gate 3 at the weapons station and 21 from Fort Eustis’s Gate 1, and 39 from Langley, close to the edge of the radius.
James City County
James City County had 78,254 residents in the 2020 census and an estimated 83,326 in July 2025, with 8,321 veterans, a 76.7 percent owner-occupied share and a 26.6-minute mean commute. The principal of Stonehouse Elementary, a Williamsburg-James City County school, describes it as having one of the largest military family populations in the area. The county is about 11 minutes from the weapons station’s Gate 3 and 16 from Fort Eustis’s Gate 1.
Housing
Census data for 2020 to 2024 put the median owner-occupied home at $260,600 in Newport News, $245,700 in Hampton, $400,300 in Poquoson and $433,200 in York County, with median gross rent from $1,339 in Newport News to $1,827 in York County. The owner-occupied share climbs from 48.2 percent in Newport News to 56.9 percent in Hampton, 71.6 percent in York County and 84.6 percent in Poquoson. Williamsburg ($428,100) and James City County ($447,200) sit near York County’s figure.
Around the airfields, the 2020 JBLE study advises against homes inside the 65 dB noise contour and maps accident potential zones reaching 15,000 feet from each runway end. JBLE lists a Realtor Map Brochure, so ask your agent to check an address against it.
Schools and Commute
Schools. Virginia’s Purple Star designation goes to schools that name a military point of contact, train staff and run a student-led peer program. The state’s page lists Hampton, Poquoson and York County as divisions where every school is designated; Williamsburg-James City County has eight Purple Star schools and Newport News three. Poquoson says just over 17 percent of its students are military-connected. Virginia law also tells school boards where military housing sits to let students who live there enroll in any school with space. Zones follow addresses, not town lines, so confirm each one with the division.
Gates. Langley’s LaSalle Gate, Fort Eustis’s Gate 1 and the Coast Guard training center’s main gate are open 24 hours. Military OneSource lists the weapons station’s Gate 3 as open around the clock, so confirm that with the station. The Army is rebuilding Fort Eustis’s main gate in four phases; one cuts the entry lanes from four to three, and completion is expected in December 2027.

I-64 and the Harbor. VDOT’s $3.9 billion bridge-tunnel project adds twin bored tunnels and a third lane each way between Mallory Street in Hampton and Patrol Road in Norfolk. VDOT’s September 2025 financial plan lists August 27, 2027 as the contract’s final completion date. VDOT posts closures on 511 Virginia, so check it before a harbor crossing.

Virginia exempts from real estate tax the principal residence of a veteran rated 100 percent service-connected, permanent and total, covering the dwelling and up to an acre, and a surviving spouse who does not remarry keeps it. You can file with the commissioner of the revenue before closing, using the purchase agreement, and the office has 20 business days to respond.
