Two installations anchor this market, on opposite sides of St. Andrew Bay. Tyndall Air Force Base is on the Gulf of Mexico about 12 miles east of Panama City, and Naval Support Activity Panama City sits on the bay near Panama City Beach. Panama City is the middle point: without traffic it is about 18 minutes from Tyndall’s Sabre Gate and about 17 from the Navy station’s main gate.
Bay County is growing while it rebuilds. The Census Bureau counted 175,216 residents in 2020 and estimates 204,479 for July 2025, and 19,659 residents are veterans. Hurricane Michael came ashore near Tyndall on October 10, 2018, as a Category 5 storm. Panama City is the middle of this market, about 18 minutes from Tyndall’s Sabre Gate and 17 from NSA Panama City’s main gate without traffic. The Census Bureau counted 36,484 residents in 2010 and 32,939 in 2020, and estimates 37,806 for July 2025, with a median owner-occupied value of $268,900, a 56.3 percent owner-occupied share, 2,764 veterans and a 21.4-minute mean commute in 2020 to 2024. The Bay County Vet Center is on Minnesota Avenue. In June 2026 city commissioners approved a Community Development District for a new 1,800-home neighborhood east of John Pitts Road.
Panama City Beach
Panama City Beach has an estimated 20,375 residents and the highest median value and rent of the places measured: $441,300 and $1,791 for 2020 to 2024. VA Gulf Coast Health Care’s two Panama City Beach clinics are here, and the one on Veterans Way is about 4 minutes from NSA Panama City’s main gate. Military OneSource notes that seasonal tourism greatly affects housing demand in the area. From City Hall it is about 18 minutes to the Navy station and 44 to Tyndall.
Callaway
Callaway is a city of about 14,369 people (July 2025 estimate) with 1,689 veterans, a $250,300 median owner-occupied value and a 58.7 percent owner-occupied share for 2020 to 2024. Without traffic it is about 10 minutes from City Hall to Tyndall’s Sabre Gate and about 24 to NSA Panama City’s main gate. Callaway Elementary School, on State Road 22, is among the campuses Tyndall’s school liaison page lists for free Voluntary Pre-Kindergarten.
Parker
Parker is a small city of about 4,832 people by the Census Bureau’s July 2025 estimate. It is the closest place measured to Tyndall, about 8 minutes to the Sabre Gate, and about 26 minutes to NSA Panama City’s main gate. Parker Elementary School serves pre-kindergarten through grade 5 and is among the campuses Tyndall’s school liaison page lists for free Voluntary Pre-Kindergarten.
Mexico Beach
Mexico Beach, on the Gulf coast in Bay County, sat in the hardest-hit stretch of Hurricane Michael: the National Weather Service reports 9 to 14 feet of storm surge inundation from Mexico Beach to Indian Pass, with waves that destroyed the second story of multiple buildings in town. The Census Bureau estimates 1,275 residents for July 2025, up from a 915 base in 2020. Tyndall’s school liaison page places the Mexico Beach area in the Gulf County school district. Without traffic it is about 23 minutes to Tyndall’s Sabre Gate and about 53 to NSA Panama City’s main gate, past the commute radius.
Southport
Southport is a community on State Road 77 at Deer Point Lake, north of Panama City. Southport Elementary is on Tyndall’s list of Bay County Purple Star campuses. Without traffic it is about 31 minutes to Tyndall’s Sabre Gate and about 26 to NSA Panama City’s main gate.
Housing
Census figures are a snapshot, not a price quote. For 2020 to 2024, the median value of an owner-occupied home was $310,500 in Bay County, $268,900 in Panama City, $320,000 in Lynn Haven, $250,300 in Callaway and $441,300 in Panama City Beach, and median gross rent ran from $1,322 in Callaway to $1,791 in Panama City Beach. About 67 percent of Bay County homes are owner-occupied, against 56 percent in Panama City.
Growth is uneven: Lynn Haven’s estimate rose 20.2 percent from its 2020 base to July 2025, and the county issued 2,072 building permits in 2025. New construction can mean a Community Development District. Florida contracts for the first sale of a home in one must carry a boldfaced notice that the district may levy taxes or assessments on top of county and local taxes. In June 2026 Panama City’s commissioners approved one for an 1,800-home neighborhood east of John Pitts Road, where residents rather than the city will maintain the roads. Ask early what a district adds to your monthly budget.
Schools and Commute
Schools. Bay District Schools says it is a Purple Star District with every school designated and more than 3,000 military-connected students. In Florida’s Purple Star Campus program a school names a military liaison, runs a student-led transition program and reserves at least 5 percent of its controlled open enrollment seats for military students. Students who live on Tyndall are zoned for Tyndall Academy (PreK to 8) and Rutherford High School, and Florida’s school-choice law lets families request other schools when seats are open, with parents arranging transportation. Families in the Mexico Beach area are in the Gulf County school district.
Gates. Tyndall’s Sabre Gate and Airey Gate are open 24 hours; the Tyndall Gate keeps posted hours, and the Visitor Control Center is open weekdays 6:30 a.m. to 3:30 p.m.. NSA Panama City’s main gate, at Thomas Drive and Crag Road, is open 24 hours, and its Visitor Reception Center keeps the same weekday hours.
Drive Times. Typical drive without traffic, measured October 7, 2026 (OpenStreetMap routing): Tyndall’s Sabre Gate is about 8 minutes from Parker, 18 from Panama City and 44 from Panama City Beach, and NSA Panama City’s main gate is about 17 minutes from Panama City, 20 from Lynn Haven and 26 from Parker.
Bridges and Roadwork. Drivers coming from the east reach Panama City Beach by crossing the Hathaway Bridge on US 98, the city says, and FDOT is widening US 98 from four lanes to six between Richard Jackson Boulevard and that bridge, with completion estimated for winter 2030. FDOT is also replacing the DuPont Bridge on US 98 by fall 2030, with about 20,000 drivers a day on the old one and no lane closures from 6 to 9 a.m. or 3 to 5 p.m. on weekdays.

Florida’s property tax benefits matter to veterans. A homestead exemption lowers a home’s taxable value and qualifies it for the Save Our Homes cap on yearly assessment increases. A disabled ex-servicemember may be entitled to a $5,000 reduction, and a veteran with a service-connected total and permanent disability may be eligible for a full homestead exemption.
