Military Families in Pensacola

NAS Pensacola reports more than 16,000 military and 7,400 civilian personnel. Its tenants include the Naval Aviation Schools Command, the Naval Air Technical Training Center, Marine Aviation Training Support Groups 21 and 23, the Blue Angels and the headquarters of Naval Education Training Command. Corry Station, the northern site, hosts Information Warfare Training Command Corry Station and Navy Information Operations Command Pensacola.

Milton is the seat of Santa Rosa County. The Census puts it at 11,440 people in the July 2025 estimate, up from 10,197 in 2020, with a median owner-occupied value of $233,100 and 52.9 percent of homes owner-occupied. City Hall at 6738 Dixon Street is about 12 minutes from the NAS Whiting Field West Gate without traffic. Santa Rosa County’s Veterans Services office is in Milton at 6051 Old Bagdad Highway, Suite 204.

Gulf Breeze sits on a peninsula and reaches Pensacola over the Pensacola Bay Bridge. The Census counted 6,302 people in 2020 and estimates 7,067 in July 2025, with a median owner-occupied value of $505,600, the highest of the places on this page, and 27.7 percent of residents age 65 or older. Gulf Breeze Elementary, Middle and High Schools are Santa Rosa Purple Star campuses. City Hall is about 25 minutes from the NAS Pensacola Main Gate and 22 from Corry Station without traffic.

Pensacola had 53,817 people in the July 2025 estimate, down 1.1 percent from the 2020 base. The Census lists a median owner-occupied value of $314,400, 64.2 percent of homes owner-occupied, a median gross rent of $1,322 and a mean travel time to work of 22.0 minutes. Downtown is about 12 minutes from the NAS Pensacola Main Gate and 22 from the West Gate without traffic. The Pensacola VA Clinic is at 790 Veterans Way and the Pensacola Vet Center at 4918 Mobile Highway.

Warrington

Warrington is a census-designated place with 15,218 people at the 2020 census. The Census lists a median owner-occupied value of $212,000, 63.3 percent of homes owner-occupied and a median gross rent of $1,160. It is about 3 minutes from the Main Gate and 5 from Corry Station without traffic. Warrington Elementary School, part of Escambia County Public Schools, is on North Navy Boulevard.

Myrtle Grove

Myrtle Grove is a census-designated place with 17,224 people at the 2020 census. The Census lists a median owner-occupied value of $186,100, 55.4 percent of homes owner-occupied and a median gross rent of $1,391. It is about 9 minutes from the Corry Station Main Gate and 13 from the NAS Pensacola Main Gate without traffic.

Perdido Key

Perdido Key is a barrier island about 16 miles long in Escambia County, between Pensacola and Orange Beach, Alabama. Hurricane Sally’s largest storm surge impacts in September 2020 were in the Perdido Key area and along parts of Pensacola and Escambia Bays. It is about 10 minutes from the NAS Pensacola West Gate and 21 from the Main Gate without traffic, mostly on Gulf Beach Highway. Pace

Pace is a census-designated place in Santa Rosa County with 24,684 people at the 2020 census, up from 20,039 in 2010. The Census lists a median owner-occupied value of $293,800, 83.0 percent of homes owner-occupied and a mean travel time to work of 28.8 minutes. It is the only place on this page within 45 minutes of both the NAS Pensacola Main Gate and the Whiting West Gate without traffic: 35 minutes to the first and 25 to the second. Milton comes close, at 46 minutes to the Main Gate and 41 to the Corry Station Main Gate. Pace High is a Purple Star campus.

Cantonment

Cantonment is a suburban community in northern Escambia County, about 10 miles north of the city of Pensacola, with about 2,400 residents in the county’s redevelopment district. Without traffic it is about 30 minutes to the Corry Station Main Gate and 35 to the NAS Pensacola Main Gate, mainly by County Road 297, US 90 and New Warrington Road, while the Whiting West Gate is 47 minutes away. Census medians describe the area, not any one house. In the 2020-2024 estimates, owner-occupied homes had a median value of $257,200 in Escambia County and $329,800 in Santa Rosa County. Inside those counties the median was $314,400 in the city of Pensacola, $505,600 in Gulf Breeze, $233,100 in Milton, $293,800 in Pace, $212,000 in Warrington and $186,100 in Myrtle Grove.

Ownership differs by county: 64.8 percent of Escambia County homes are owner-occupied, against 80.6 percent in Santa Rosa County and 52.9 percent in the city of Milton. Santa Rosa County counted 188,000 people in the 2020 census and 211,115 in the July 2025 estimate, while the city of Pensacola’s estimate was 53,817. Schools and Commute

Schools. Neither county has Department of Defense schools, so base families use the public districts. Escambia County Public Schools serves over 41,000 students, more than 4,000 of them military-connected, works with NAS Pensacola through a Joint Military Council, and lists 43 Purple Star Schools of Distinction. Santa Rosa County District Schools is one of five Purple Star Districts in Florida, and its pages say every school carries the designation, including Gulf Breeze High, Pace High and Milton High. Florida’s Purple Star rules call for a military liaison, a student-led transition program and 5 percent of controlled open enrollment seats for military students. The Interstate Compact on Educational Opportunity for Military Children also applies in Florida: a receiving school enrolls and places a student on unofficial records while the official ones are on the way. Each air station has a School Liaison. Zones follow street addresses rather than town lines, so confirm the school for a specific house with the district first.

Gates and Drive Times. Visitors without a Department of War ID card enter NAS Pensacola by the West Gate at the south end of Blue Angel Parkway, and a guest of an ID holder is vetted first at the Visitor Control Center at the Main Gate, at the south end of Navy Boulevard. The Navy’s home page posts West Gate access for those public visitors from 9 a.m. to 3 p.m. daily, and Visitor Control Center hours of 7 a.m. to 3 p.m. on weekdays and 8 a.m. to 3 p.m. on weekends. Corry Station’s Main Gate is open 24 hours a day. NAS Whiting Field has a West Gate, with the Pass & Tag office just outside it, and an East Gate. Hours change, so call the Visitor Control Center at (850) 452-4153 before you drive to NAS Pensacola. Typical drive without traffic, measured October 7, 2026 (OpenStreetMap routing): the NAS Pensacola Main Gate is about 3 minutes from Warrington, 12 from downtown Pensacola, 25 from Gulf Breeze and 35 from Pace, and the Whiting West Gate is about 12 minutes from Milton and 25 from Pace, while downtown Pensacola is 47 and Gulf Breeze 53. Real commutes run longer at busy times.

Bridges and Storms. Gulf Breeze reaches Pensacola over the Pensacola Bay Bridge on US 98. Drivers heading to Whiting from the Gulf Breeze peninsula can cross East Bay on the Garcon Point Bridge, an all-electronic toll bridge on State Road 281, the route behind the 53-minute figure above. Bridges matter in hurricane season: during Hurricane Sally in September 2020, a section of the old Three Mile Bridge on US 98 collapsed when a construction barge struck it.

Renters in Escambia County paid a median gross rent of $1,321 in the 2020-2024 Census estimates, against $1,544 in Santa Rosa County; the city figures were $1,322 in Pensacola, $1,455 in Milton and $1,536 in Gulf Breeze. Median household income was $67,500 in Escambia County and $91,922 in Santa Rosa County, in 2024 dollars. Mean travel time to work was 23.5 minutes in Escambia County and 30.5 in Santa Rosa County, a gap worth weighing against price.

VA Loans in Pensacola

County Loan Limits. VA puts no ceiling on a full-entitlement loan; your budget and the home’s appraisal set the amount. The county figure matters only with partial entitlement. For 2026, FHFA’s one-unit limit is $832,750 in both Escambia County and Santa Rosa County. Limits reset every year, so confirm the current figure before you buy.

Flood, Storm Surge and Wind. Most homeowners policies do not cover flood damage, a new flood policy typically has a 30-day waiting period, and a federally backed home loan on a home in a high-risk flood area requires flood insurance. Escambia County’s property lookup shows a flood zone under maps effective August 19, 2025, and Santa Rosa County offers a flood risk portal. Insurers must also offer separate hurricane deductibles set at $500 or at 2, 5 or 10 percent of the dwelling coverage, and the declarations page shows the dollar amount, so read it before you commit.

Taxes, CDDs and HOAs. Florida offers disabled veterans a $5,000 reduction in assessed value and a total exemption on a homestead for a service-related total and permanent disability, plus an age-65 discount for a combat-related permanent disability, equal to the veteran’s disability percentage; apply with the county property appraiser. Under Florida law, a buyer signing the first contract on a home inside a Community Development District must see a boldface warning about district taxes and assessments, which come in addition to county and local bills. Ask early about HOA dues, district assessments and special assessments, because they count toward your monthly budget.

At NAS Pensacola, the Navy Housing Service Center at 1581 Duncan Road, Building 735, helps arriving families and is open weekdays from 8:00 a.m. to 5:00 p.m.. The center at NAS Whiting Field is at 570 Merrill Drive in Milton, with the same weekday hours. New arrivals at Whiting report to the Administrative Department in Building 1401, and the Gateway Inns & Suites is the only temporary lodging on base. The Pass & Tag office is in Building 48A, just outside the West Gate.

Keep a copy of your PCS orders handy: county tax collectors handle Florida vehicle registration, and some fees are waivable for active-duty personnel. For school-age children, Escambia County Public Schools lets military families start an online enrollment record before they arrive and then email a copy of their orders to its School Choice office. On-Base and Off-Base Housing

On base, Navy family housing at both stations is run by privatized partners. At NAS Pensacola the partner is NAS Pensacola Homes, whose office shares the Housing Service Center’s address at 1581 Duncan Road. At NAS Whiting Field it is Balfour Beatty Communities, at 570 Merrill Drive. Unaccompanied housing is at 905 East Avenue and Corry Station’s Mariner’s Roost at NAS Pensacola, and in Building 2957 on USS Lexington Circle at Whiting.
