Military Families in Stafford

Quantico calls itself the Crossroads of the Marine Corps. Marines have held the post since 1917, and it is home to the Marine Corps Combat Development Command, Marine Corps University, Marine Corps Systems Command, Marine Corps Recruiting Command and Marine Helicopter Squadron One, whose most visible duty is supporting the President.

Fort Belvoir began in 1915 as an engineer training site and took its present name in 1935. The Army says it hosts more than 145 mission partners and serves more than 216,050 military, civilians, retirees and families. Its tenants include the Defense Intelligence Agency, the Defense Logistics Agency, the National Geospatial-Intelligence Agency, the Alexander T. Augusta Military Medical Center and the National Museum of the U.S. Army.

It has a VRE station on the Fredericksburg Line, and VDOT plans to rehabilitate the I-95 southbound bridge over Neabsco Creek in Prince William County, which averages 77,000 vehicles a day. Stafford is the main town of this market, and the county’s offices are at 1300 Courthouse Road. The county had 156,927 residents in 2020 and an estimated 170,803 in July 2025, and its 2020-2024 estimates show 19,818 veterans, a $485,100 median owner-occupied value, an 80.5 percent owner-occupied share and a 36.1-minute mean commute. Every school in the county’s division has earned Virginia’s Purple Star designation. Measured without traffic, it is about 14 minutes to Quantico’s Russell Road Gate, 20 to the Fuller Road Gate and 38 to Fort Belvoir’s Tulley Gate.

Dumfries

Dumfries is a town of 5,679 residents in the 2020 census, estimated at 6,405 for July 2025, with a $331,800 median owner-occupied value, a 78.2 percent owner-occupied share and 359 veterans in the 2020-2024 estimates. The National Weather Service tracks Quantico Creek at Dumfries. Measured without traffic, it is about 10 minutes to the Fuller Road Gate, 11 to the Russell Road Gate and 27 to Tulley Gate.

Triangle

Triangle is a Prince William County community beside Quantico that the Census counted at 9,589 people in 2020; its 2020-2024 estimates show a $505,300 median owner-occupied value, a 63.1 percent owner-occupied share, 1,410 veterans and a 38.7-minute mean commute. Fuller Road, the road to the base’s Main Gate, begins here at US 1. Measured without traffic, it is about 6 minutes to the Fuller Road Gate and 8 to the Russell Road Gate.

Montclair

Montclair is a Prince William County community of 22,279 people in the 2020 census, with an 88.7 percent owner-occupied share, a $577,800 median owner-occupied value and 2,934 veterans in the 2020-2024 estimates. Median gross rent was $2,366 and the mean commute 38.2 minutes. Measured without traffic, it is about 15 minutes to the Russell Road Gate, 17 to the Fuller Road Gate and 29 to Tulley Gate.

Lorton

Lorton, in Fairfax County, had 20,072 residents in the 2020 census, and its 2020-2024 estimates show a $626,500 median owner-occupied value, a 64.4 percent owner-occupied share, 1,802 veterans and a 30.7-minute mean commute. It has a VRE station on the Fredericksburg Line. It is the closest place measured to Fort Belvoir, about 10 minutes to Tulley Gate without traffic, and about 24 to 26 minutes from Quantico’s gates.

Aquia Harbour

Aquia Harbour is a gated recreational community in Stafford County just south of Quantico along I-95, run by its own property owners association, with a marina, and Aquia Creek runs through it. The Census counted 6,836 people in 2020, and its 2020-2024 estimates show a 94.1 percent owner-occupied share, a $461,000 median owner-occupied value, 1,318 veterans and a 45.7-minute mean commute. Measured without traffic, it is about 12 minutes to the Russell Road Gate, 18 to the Fuller Road Gate and 36 to Tulley Gate.

Housing

Treat the Census numbers as a snapshot of the market, not a price quote. Owner-occupied homes had a median value of $485,100 in Stafford County, $530,100 in Prince William County, $483,700 in Fredericksburg and $732,800 in Fairfax County in the 2020-2024 estimates. Among the places measured, that median ran from $331,800 in Dumfries to $626,500 in Lorton, and median gross rent from $1,554 in Triangle to $2,549 in Aquia Harbour. About 80.5 percent of Stafford County homes are owner-occupied, against 74.3 percent in Prince William County.

If a home sits in a property owners’ association, Virginia’s resale disclosure law applies. The association has 14 days to deliver a resale certificate once the seller or agent asks in writing, listing dues, special assessments, the budget, the reserve study and the governing documents, and a buyer who receives it after ratifying the contract has three days to cancel. Schools and Commute

Schools. Virginia counts more than 78,000 military-connected students as of November 2025. The state’s Purple Star list names Stafford County and Fredericksburg City among the divisions where every school is designated, and a Purple Star school must have a staff contact for military families and a student peer-support program. Prince William and Fairfax are not among the divisions on that list, so ask each school about its status. Children who live in Quantico’s on-base housing attend Crossroads Elementary (prekindergarten through grade 5) and Quantico Middle High School (grades 6 to 12), Department of Defense schools open to families who live on the installation. Military OneSource lists Fort Belvoir Elementary School on post, run by Fairfax County, with Walt Whitman Middle School and Mount Vernon High School for older children who live there.

Gates. Quantico’s Fuller Road Gate, its Main Gate, is open 24 hours and the Russell Road Gate 5 a.m. to 9 p.m. daily. At Fort Belvoir, Tulley Gate is open 24 hours, Lieber Gate 6 a.m. to 6 p.m. and J.J. Kingman Gate 6 a.m. to 7 p.m. on weekdays; Pence and Telegraph gates are closed until further notice.

Drive Times. Typical drive without traffic, measured October 7, 2026 (OpenStreetMap routing): Stafford is about 14 minutes from Quantico’s Russell Road Gate, Woodbridge about 14 from Tulley Gate and Lorton about 10, while Fredericksburg is about 29 from the Russell Road Gate. Rush hour runs longer.

Traffic and Rail. VDOT counts about 77,000 vehicles a day on the I-95 southbound bridge over Neabsco Creek in Prince William County, which it plans to rehabilitate starting around mid-2027. The 95 Express Lanes run 41 miles from Fredericksburg to Fairfax, change direction through the day, and a vehicle needs three or more people to qualify as HOV. On Route 1, VDOT will widen Richmond Highway in Fairfax County from four to six lanes starting mid-2027, and the Fredericksburg area has Route 1 projects planned from 2028. Virginia Railway Express runs weekday trains from Fredericksburg, Leeland Road, Brooke, Quantico, Rippon, Woodbridge and Lorton.

Cost of Living

Commuting is a large part of the cost here. Workers’ mean travel time in the 2020-2024 estimates was 36.1 minutes in Stafford County, 36.4 in Prince William County, 31.9 in Fredericksburg and 28.9 in Fairfax County, and 45.7 in Aquia Harbour. Those are worker averages, not base commutes. Basic Allowance for Housing is set by rank, dependents and the duty station’s housing area, and DoD publishes the official lookup. Virginia exempts the principal home of a veteran whose VA rating is a permanent and total 100 percent service-connected disability, along with up to one acre, and the exemption passes to a surviving spouse who does not remarry. Veterans whom VA pays at the 100 percent level because of individual unemployability can also qualify when that rating is permanent and total. Stafford takes applications through its Commissioner of the Revenue, and Prince William County has no income or net worth test. Virginia also lets military retirees subtract up to $40,000 of eligible military benefits for tax year 2025 and later.

VA Loans in Stafford

County Loan Limits. VA sets no cap on a loan for a veteran with full entitlement, although the amount still needs our approval and the appraisal must support the price. With partial entitlement, for example after a past VA loan, the county limit comes into play. For 2026, FHFA lists a one-unit limit of $1,249,125 in Stafford, Prince William and Fairfax counties and in Fredericksburg, the high-cost ceiling, compared with a national baseline of $832,750.

Flood. A federally backed loan on a home in a high-risk flood zone comes with a flood insurance requirement, and FEMA notes that most homeowners policies do not cover flood damage. The National Weather Service tracks river levels on the Rappahannock at Fredericksburg, the Potomac at Leesylvania State Park and Quantico Creek at Dumfries. Check the flood zone of any lot near the Potomac, the Rappahannock or a creek before you write an offer; your real estate agent can help.

Owners’ Associations. If a home is in an association, read the resale certificate before the three-day cancellation window closes.

Quantico’s referral office at 13201 Perkins Street helps with off-base searches, and Military OneSource warns that families with two or more children or pets can struggle to find one- to three-month rentals. Fort Belvoir’s Housing Services Office, at 9851 Harding Place, offers off-post counseling and lease review, and its Welcome Center at 9625 Middleton Road handles in-processing on weekdays. If you plan to buy, we can request your VA Certificate of Eligibility and prepare a pre-approval before you fly in to look at homes.

Plan guests around the gates. Quantico has suspended Trusted Traveler, so everyone in your vehicle needs credentials or a pass from the Visitor Control Center on Russell Road. At Fort Belvoir a visitor without a DoD ID needs a sponsor.

Virginia’s Interstate Compact on Educational Opportunity for Military Children gives students 30 days after enrolling to meet immunization rules and lets them stay at their grade level. Virginia boards must also expedite a license for a military spouse who holds a substantially equivalent license from another state.

On-Base and Off-Base Housing

Quantico’s family housing is owned and managed by Liberty Military Housing: 1,137 family quarters, 11 of them for general officers, with the waitlist run through Liberty at (703) 432-8500. Military OneSource lists waits from 30 days to 12 months and says assignment to housing is not mandatory.

At Fort Belvoir, The Villages at Belvoir is the Army’s private partner for on-post family housing, with two- to five-bedroom homes in 15 villages. Off post, Military OneSource notes that Belvoir families live in Fairfax County and in nearby jurisdictions including Alexandria, Arlington, Prince William and Stafford. Because Trusted Traveler is suspended, everyone in the vehicle needs credentials or a pass, which guests get at the Visitor Control Center at 27190 Russell Road, open Monday to Friday 6 a.m. to 3 p.m. and Saturday 7:30 to 11:30 a.m..

How do guests get onto Fort Belvoir?

A visitor without a DoD ID needs a sponsor who holds a DoD ID card. Tulley Gate stays open around the clock, and after hours and on weekends the sponsor and guest use its right-hand commercial lane; the Visitor Control Center in Building 1409 at 9500 Pohick Road lists weekday hours of 6 a.m. to 3 p.m., though another line of the garrison’s page says 6 p.m., so call (703) 806-4892 before you drive. Virginia exempts the dwelling, and up to one acre, of a veteran whose VA rating is a permanent and total 100 percent service-connected disability, as long as it is the veteran’s principal home; a surviving spouse who does not remarry keeps it.
