Moody Air Force Base sits in the northeastern corner of Lowndes County, about 10 miles northeast of Valdosta on Georgia Highway 125, which most people call Bemiss Road. Its eastern side reaches into Lanier County, so this market is Valdosta and the small towns around it, not one big metro. Without traffic it is about 19 minutes from Valdosta City Hall to the Davidson Road junction, where you turn toward Moody’s Welcome/Visitors Center.

Lowndes County counted 118,251 residents in 2020, and the Census Bureau estimates 122,867 for July 2025, with 8,527 veterans in the 2020 to 2024 estimates. Valdosta, the largest city, is estimated at 56,186.

Moody is home to the 23rd Wing, the “Flying Tigers,” which the Air Force says trains and employs the A-10C Thunderbolt II, the HC-130J Combat King II, the HH-60W Jolly Green II and the Guardian Angel weapon system. The wing counts five groups, 21 squadrons, more than 4,000 Airmen and over 700 civilians, with more than 71 aircraft at two locations, Moody and a Florida range. Valdosta

Valdosta is the market’s largest city: the Census Bureau counted 55,378 residents in 2020 and estimates 56,186 for July 2025, with a median owner-occupied value of $182,800, a 41.7 percent owner-occupied share, 3,044 veterans and a 16.1-minute mean commute for 2020 to 2024. The Valdosta VA Clinic and the Georgia Department of Veterans Service’s local office share an address on Enterprise Drive. Moody’s 2013 noise zones do not reach any land in the city. North Valdosta

North Valdosta is the part of the city on the Bemiss Road side, where Georgia 125 runs from town toward the base, and the AICUZ Study notes residential and commercial land along that road west and north of Moody. The Air Force housing page lists Dewar Elementary, on Mount Zion Church Road, among the Lowndes County schools for Mission Creek families. Without traffic it is about 10 minutes from Dewar Elementary to the Davidson Road junction, the shortest drive measured.

Remerton

Remerton is one of five Greater Lowndes communities, with Valdosta, Hahira, Lake Park and Dasher, that committed with Lowndes County to a joint comprehensive plan, published in 2006 as the Greater Lowndes 2030 Comprehensive Plan. The Census Bureau estimates 1,291 residents for July 2025, down from a 1,337 base in 2020, and City Hall is at 1757 Poplar Street. The city is among those covered by the county’s flood map update. Without traffic it is about 20 minutes from City Hall to the Davidson Road junction.

Lakeland

Lakeland is Lanier County’s only incorporated city, with a July 2025 estimate of 3,062 people, up from 2,863 in the 2020 base. Lanier County had 1,007 veterans, a $162,300 median owner-occupied value and a 73.2 percent owner-occupied share for 2020 to 2024, and its school district was named a Military School District in April 2025, a year after Moody and GaDOE presented Flagship awards to Lanier County Elementary and Lanier County High. Without traffic it is about 23 minutes from City Hall to the Davidson Road junction.

Hahira

Hahira is estimated at 3,595 residents for July 2025, up from a 3,383 base in 2020. Hahira Elementary and Hahira Middle School each have a Military Family Life Counselor through Lowndes County Schools. Military OneSource’s directions to the base from I-75 run east through Hahira on Georgia 122. Without traffic it is about 24 minutes from City Hall to the Davidson Road junction.

Lake Park

Lake Park lies southeast of Valdosta, and its estimate rose from 928 residents in the April 2020 base to 1,559 in July 2025. When the city of Valdosta announced the 2021 flood map update, it listed Lake Park as having no change in its flood maps. Without traffic it is about 34 minutes from City Hall to the Davidson Road junction, the longest drive measured.

Housing

Treat Census numbers as a snapshot, not a price quote. In the 2020 to 2024 estimates, owner-occupied homes had a median value of $215,600 in Lowndes County, $182,800 in Valdosta and $162,300 in Lanier County, with median gross rent of $1,052, $1,054 and $913. Owners live in 56.9 percent of Lowndes County’s housing units, 41.7 percent of Valdosta’s and 73.2 percent of Lanier County’s.

Lowndes County issued 804 building permits in 2025 and Lanier County 39, and Lake Park’s estimate climbed from 928 in the April 2020 base to 1,559 in July 2025. Prices shift, so ask us or your real estate agent what homes are actually selling for on the street you like.

Schools and Commute

Schools. The Air Force housing page lists Lowndes County schools for both privatized communities: Pine Grove Elementary, Pine Grove Middle and Lowndes High for Moody Family Housing, and Dewar Elementary, a Hahira school for grades 6 to 8 and Lowndes High for Mission Creek. What other states call Purple Star recognition is Georgia’s Military Flagship School Award, given to schools that make a point of welcoming military-connected students. Valdosta City Schools has four Flagship schools, Lowndes County’s Dewar Elementary won in 2024-2025, and the Lanier County School District is a Military School District, which GaDOE says signifies that every school in the district has earned the award. Confirm any address with the district before you make an offer.

Gates. Moody’s Welcome/Visitors Center is at 9320 Davidson Road, Building 16, and the drive times on this page end at the junction of Davidson Road and Bemiss Road, the turn toward it. Moody also has a north gate, with Quiet Pines Golf Course directly across from it. Ask about gate schedules at (229) 257-4443 before planning a commute around one entrance.

Drive Times. Counting only the road, a typical drive without traffic, measured October 7, 2026 (OpenStreetMap routing), takes about 10 minutes from north Valdosta, 19 from Valdosta City Hall, 20 from Remerton, 23 from Lakeland, 24 from Hahira and 34 from Lake Park to the Davidson Road junction.

Cost of Living

Workers in Lowndes County spent 19.5 minutes getting to work on average in 2020 to 2024, against 16.1 in Valdosta and 24.7 in Lanier County; those are county-level figures, not a base commute. Basic Allowance for Housing varies with your rank, whether you have dependents and your duty station; the Department of Defense’s official lookup has the numbers, so none are printed here. Georgia also offers a homestead exemption for disabled veterans: an honorably discharged veteran who is VA-rated 100 percent disabled, rated 100 percent for unemployability or holds certain VA statutory awards may qualify for up to $121,812 for 2025, the state’s latest published figure, and an unremarried surviving spouse or minor children can keep it. The amount follows a federal index, and you apply with your county tax commissioner or tax assessor’s office.

County Loan Limits. With full entitlement, VA sets no maximum loan amount, but we still underwrite and approve what you borrow, and the VA loan is capped at whichever is lower, the appraisal or the contract price. County limits matter if your entitlement is partial, for example because an earlier VA loan is still in place, since they help set how much you can borrow without a down payment. FHFA sets the 2026 one-unit conforming limit for both Lowndes and Lanier counties at $832,750, the national baseline.

Flood. After the March and April 2009 storms the president declared major disasters in 46 Georgia counties; in Lowndes County 10 bridges and close to 100 roads were affected, including part of U.S. Highway 84. Flood maps for the county and its cities were being replaced in a multi-year project, and the city’s 2021 notice said about 470 buildings were likely to move into a higher-risk zone and nearly 370 into a lower-risk one. FEMA says homes in high-risk areas need flood insurance if a federally backed mortgage finances them, and that most homeowners insurance does not cover flood damage. Pull the property’s current flood zone and an insurance quote before you make an offer, and lean on your real estate agent for it.

Near the Base. Moody’s 2015 Air Installation Compatible Use Zone (AICUZ) Study, drawn with 2013 noise contours, found that the noise zones do not reach any land in the city of Valdosta and estimated about 40 people living inside them. It also maps accident potential zones beyond the runway ends in Lowndes County, treating homes in the nearer zone (APZ I) as incompatible and homes in the farther zone (APZ II) as conditionally compatible. Lowndes County’s Moody Activity Zone covers the base and the land around it, and the study says its rules bar multi-family housing and homes denser than one per 2.5 acres; the county’s zoning board heard a case in that district on September 1, 2026. A 2009 land use study said some communities would require a noise disclosure at closing. If a home is near the airfield, ask your real estate agent to check the zoning and any disclosure.

Homeowners Associations. For a home in an HOA, get the dues, the covenants and any special assessments in writing before closing.

Visit the Housing Management Office before you sign anything. The Air Force says arriving members must get counseling there before entering a written lease, rental or sales contract, and its Housing Early Assistance Tool lets you reach the office before you move. It is in Building 320 at 3131 Coney Street. Before a house-hunting trip, ask us to request your VA Certificate of Eligibility and line up a pre-approval.

Plan for school and spouse paperwork. Moody’s School Liaison Program Manager, at (229) 257-4380, is the point of contact for school questions, and both local school systems follow the DoDEA rule on accelerated withdrawal for military reasons. Georgia belongs to the interstate compact on military children’s education. Under House Bill 880, a military spouse with a valid license from another state may be able to work in that profession here while the service member is stationed in Georgia, after filing an expedited application, unless a compact Georgia has joined covers it.

On-Base and Off-Base Housing

Moody’s family housing is privatized: Hunt Military Communities runs Moody Family Housing and Balfour Beatty Communities runs Mission Creek, both through Building 320 on Coney Street. Residents sign a lease, typically for one year, and pay rent by an allotment from their Basic Allowance for Housing, with gas and electric generally billed separately.

The dormitories, 14 buildings on two campuses, house single Airmen from E-1 through E-3 and E-4s with less than three years in; E-4s past that mark, and everyone above them, move out to the community.
