Robins Air Force Base sits beside the city of Warner Robins in Houston County, about 15 miles south of Macon, and it is the largest single-site industrial complex in Georgia, with a workforce of almost 22,000 civilians, contractors and military members. Without traffic, Warner Robins City Hall is about 2 minutes from the base’s Watson Gate, Bonaire is about 9 and Macon is about 27.
Houston County counted 139,900 residents in 2010 and estimates 178,214 for July 2025, and 19,366 residents are veterans. Warner Robins is the city next to the base, about 2 minutes from City Hall to the Watson Gate and 7 to the approach of the Russell Parkway Gate without traffic. The Census Bureau counted 66,588 residents in 2010 and 80,308 in 2020, and estimates 87,761 for July 2025, with a $185,700 median owner-occupied value, a 53.5 percent owner-occupied share, 8,651 veterans and a 22.2-minute mean commute for 2020 to 2024. City Hall is at 700 Watson Boulevard, and the city’s code includes a Base Environs overlay for land near the runway.
Centerville
Centerville is a city of 9,505 people by the Census Bureau’s July 2025 estimate, up 15.6 percent from its April 2020 estimates base, and its City Hall is at 300 E. Church Street. It adjoins Warner Robins and was incorporated in 1958. For 2020 to 2024 the Census lists a $194,900 median owner-occupied value, a 70.4 percent owner-occupied share, 597 veterans and a 25.2-minute mean commute. Without traffic it is about 12 minutes from City Hall to the Watson Gate.
Bonaire
Bonaire is a community in Houston County south of Warner Robins; Bonaire Middle School is at 125 Highway 96 East. Bonaire Primary, Bonaire Elementary and Bonaire Middle are all on the Houston County district’s list of Military Flagship Schools. Without traffic it is about 9 minutes from the center of Bonaire to the Watson Gate and 9 to the approach of the Russell Parkway Gate.
Kathleen
Kathleen is a community in Houston County south of Warner Robins, and Veterans High School, at 340 Piney Grove Road, was named a Military Flagship School for 2024-2025. Without traffic it is about 14 minutes from the center of Kathleen to the Watson Gate and 15 to the approach of the Russell Parkway Gate.
Byron
Byron is a Peach County city of 6,567 people (July 2025 estimate), up 15.5 percent from its April 2020 estimates base. For 2020 to 2024 the Census lists the highest median owner-occupied value of the cities measured, $253,200, with 91.5 percent of homes owner-occupied, 901 veterans and a 22.3-minute mean commute. Peach County is one of the base’s neighboring school districts. Without traffic it is about 22 minutes from Byron to the Watson Gate and 25 to the approach of the Russell Parkway Gate.
Housing
Census figures are a snapshot, not a price quote. Owner-occupied homes carried a median value of $219,800 in Houston County, $185,700 in Warner Robins, $225,300 in Perry, $194,900 in Centerville, $253,200 in Byron and $174,500 in Macon-Bibb County, and median gross rent ran from $1,020 in Byron to $1,312 in Centerville (Census Bureau, 2020 to 2024). About 67 percent of Houston County homes are owner-occupied, against 53.5 percent in Warner Robins, 51.4 percent in Macon-Bibb County and 91.5 percent in Byron.
Houston County issued 1,218 building permits in 2025. Land near the base carries an extra step: Houston County, Warner Robins and Macon-Bibb County each have a Base Environs overlay, and the overlay calls for a notice to purchasers and a notice on the plat. Ask for the HOA dues, the rules, any special assessments and any overlay notice in writing before you write an offer.
Schools and Commute
Schools. Robins is in the Houston County School District, where the base’s school liaison says more than 90 percent of Robins’ military children attend; Bibb County and Peach County are the neighboring districts. The district reports about 2,000 students with a parent in the military and does not offer school choice, so students attend the school zoned for their address. Georgia’s House Bill 224 lets active-duty families who live on the base request any district school when space allows, with the family providing transportation. Georgia’s counterpart to a Purple Star program is the Military Flagship School Award, which the district’s page shows 14 of its schools winning from 2018-2019 through 2024-2025, including the three Bonaire schools and Veterans High. Georgia belongs to the Military Interstate Children’s Compact.
Gates. The Watson Gate (Gate 3) is open 24 hours a day. The Russell Parkway Gate (Gate 14) is open every day from 5 a.m. to 10 p.m., and the Green Street Gate (Gate 1) is open weekdays from 5 a.m. to 6 p.m., except holidays.
Drive Times. From the table above, a typical drive without traffic, measured October 7, 2026 (OpenStreetMap routing): the Watson Gate is about 9 minutes from Bonaire, 22 from Byron and 28 from Perry, and the approach to the Russell Parkway Gate is about 15 minutes from Kathleen and 25 from Perry.
Getting to the Gates. From I-75, take exit 146, the Georgia 247 Connector (Watson Boulevard), or exit 144, Russell Parkway. The 2022 regional sustainability plan reports congestion on Watson Boulevard from the interstate into the base and says the Russell Gate backs up when only two inbound lanes are open. Try your route at your own work hours before you choose a neighborhood.

Georgia’s property tax rules can matter to a veteran. A qualifying disabled veteran who owns and lives in the home may receive an exemption of up to $121,812 for 2025, the most recent figure on the state’s pages; the amount follows a federal index. Eligibility reaches honorably discharged Georgia veterans with a 100 percent VA disability rating, or with a lower rating who are paid as 100 percent disabled because of unemployability, among other criteria. Applications go to your county tax commissioner or tax assessor’s office, generally by April 1, and the Department of Revenue says you can also apply up to the end of the 45-day appeal window after an assessment notice.
