Military Families in Columbia

Fort Jackson is formally the U.S. Army Training Center and Fort Jackson. It trains in excess of 45,000 basic combat training Soldiers and 12,000 advanced individual training Soldiers every year. Those trainees are here for a training cycle. The buyers and renters on this page are the permanent party: the Soldiers, civilians and families assigned to the post on PCS orders, who report through their own in-processing step, different from Soldiers attending advanced training. Family members of trainees also visit for Family Day and graduation, which is why the post publishes its own visitor guide.

McEntire Joint National Guard Base is the home of the 169th Fighter Wing of the South Carolina Air National Guard, which flies the F-16. Guard and Reserve members can qualify for a VA loan with six creditable years of service, among other paths.

Eastover is a very small town in Richland County, with about 704 people in the Census Bureau’s 2025 estimate, and the site of McEntire Joint National Guard Base. Webber Elementary, a Richland One school, is on Webber School Road in town; confirm the middle and high school assignment with the district. Without traffic it is about 17 minutes to McEntire and 31 to Fort Jackson’s Gate 2.

Blythewood sits in Richland and Fairfield counties, with I-77 access. It grew from 2,034 people in 2010 to 4,772 in 2020, and the Census lists a median value of owner-occupied homes of $384,600, with 81.8 percent of homes owner-occupied. Richland Two serves the town and has Blythewood High School there. A new I-77 interchange at Exit 26 for the Scout Motors plant was scheduled to finish in late 2026; check SCDOT for the current status.

The Town of Lexington has been a town since 1861 and counted 23,568 people in the 2020 Census, one of the state’s fastest-growing towns by its own account. The Census median owner-occupied value is $297,700 and 68.7 percent of homes are owner-occupied. It is served by Lexington School District One (32 schools, 26,973 students on the 135-day count), and Lexington County’s Veterans Affairs office is in the town on West Main Street. It is about 10 miles west of Columbia.

Richland County

Richland County is where Columbia, Fort Jackson, McEntire, Forest Acres, Eastover and most of Blythewood sit. The 2020 Census counted 416,147 people, the median value of owner-occupied homes was $242,800, 60.3 percent of homes were owner-occupied and the mean commute to work was 23.1 minutes in the 2020-2024 estimates. The county’s veterans office is at 1400 Pickens Street in Columbia, and its flooding page lists hazard areas to check before buying.

Northeast Columbia

Richland School District Two serves Dentsville, Woodfield, most of Arcadia Lakes and Blythewood, plus small sections of Columbia and Forest Acres. Richland Two reports 12.3 percent of its students as military-affiliated. Fort Jackson’s Gate 4 on Boyden Arbor Road is reached from Percival Road off I-77, about 5 minutes from Dentsville without traffic.

Forest Acres

Forest Acres is its own city of about 10,390 people (July 2025 estimate), with a median owner-occupied home value of $279,300 and 77.5 percent of homes owner-occupied in the 2020-2024 estimates. The city describes tree-lined streets, parks such as Citadel, Idalia, Pinetree and Quinine Hill, and the area’s premier shopping and dining district. It is about 3 minutes from Fort Jackson’s Gate 2 without traffic. A small section is in Richland Two; confirm the district for the rest by address.

Irmo

Irmo is in Lexington and Richland counties, about 12 miles northwest of Columbia’s center, and dates to 1890. It is served by Lexington-Richland School District Five, which covers about 196 square miles, half in each county, with an Irmo attendance area. Without traffic it is about 30 minutes to Gate 2 and 43 to McEntire. The Irmo, Seven Oaks and Lake Murray corridor is known for its schools and lake access.

Elgin

Elgin is a Kershaw County town of about 1,675 people (Census Bureau 2025 estimate) about 20 miles northeast of Columbia, with some portions in Richland County. Its town site says US 1 is its Main Street, running parallel to I-20, and that Blaney Elementary, Wateree Middle and Lugoff-Elgin High serve the community. Lake Carolina, a master-planned community near Elgin, is in the Richland Two zone; so schools can differ by address even on the same street name. Without traffic it is about 26 minutes from Elgin Town Hall to Gate 2 and 44 to McEntire.

Census figures give a snapshot of the area, not a price quote. The median value of owner-occupied homes in the 2020-2024 estimates was $242,800 in Richland County, $264,300 in the city of Columbia, $279,300 in Forest Acres, $297,700 in the town of Lexington and $384,600 in Blythewood. About 60 percent of Richland County homes are owner-occupied, and in the city of Columbia it is under half, which is a reminder that renting is common here.

Schools and Commute

Schools. Several districts touch this market. Richland School District Two reports 28,361 students, 12.3 percent of them military-affiliated. Richland School District One has the Purple Star designation for military-friendly schools and serves the Lower Richland side of the county. Lexington School District One has 32 schools, and Lexington-Richland School District Five serves Irmo and Chapin. Elgin is a Kershaw County town, and its schools are Blaney Elementary, Wateree Middle and Lugoff-Elgin High. Fort Jackson has two on-post elementary schools run by the Department of Defense Education Activity; Military OneSource says older on-post students attend Richland Two. District lines do not follow town lines, so check an address with the district before you write an offer.

Fort Jackson gates. Gate 2 on Forest Drive (I-77 Exit 12) is open 24 hours a day, 7 days a week. Gate 1 is on Fort Jackson Boulevard (I-77 Exit 10) and is open 5:00 a.m. to 5:30 p.m. on weekdays. Gate 4 is on Boyden Arbor Road, reached from Percival Road, and is open 5 a.m. to 5 p.m. on weekdays. Visitors 18 and older need a background check and a pass, which they get at Gate 2 or Gate 4. McEntire gate. McEntire’s Main Gate is open 4:00 a.m. to 11:59 p.m., and its Visitor Control Center sits next to it at 1325 South Carolina Road.

Drive times. Typical drive without traffic, measured 2026-10-02 (OpenStreetMap routing) from town halls and area centers: the drive to Fort Jackson’s Gate 2 is about 3 minutes from Forest Acres, 7 from Northeast Columbia, 21 from Blythewood, 26 from Elgin, 30 from Irmo and 32 from Lexington. To McEntire, it is about 14 minutes from Hopkins, 17 from Eastover, 39 from Blythewood and 44 from Lexington. Real commutes run longer at busy times: commuters on the I-20, I-26 and I-126 corridor report congestion.

Traffic to plan around. SCDOT’s Carolina Crossroads project is rebuilding the Columbia area’s I-20, I-26 and I-126 interchange area, and the current phase includes I-20 bridges over the Saluda River; completion is expected in the mid-2030s. Near Blythewood, a new I-77 interchange for the Scout Motors plant at Exit 26 was scheduled to finish in late 2026; check SCDOT for its current status. McEntire’s address is 1325 South Carolina Road in Eastover.

Cost of Living

Rent in Richland County had a median gross figure of $1,228 a month in the 2020-2024 Census estimates. That is a county-wide median, so a quiet street in Forest Acres and a new home in Blythewood will not look alike. VA Loans in Columbia

County loan limits. A veteran with full VA entitlement faces no VA cap on the loan amount; the loan is approved based on income and the appraisal. The county figure matters if you have only partial entitlement, for example because of an existing VA loan. For 2026, FHFA’s one-unit limit is $832,750 in Richland County, Lexington County and Kershaw County (the county that holds Elgin). Limits are reset each year, so confirm the current figure before you buy.

Flood insurance. Richland County says standard homeowners policies do not cover flood damage, and federal law requires flood insurance for properties in FEMA-designated Special Flood Hazard Areas in participating communities. The county names several creeks and stream systems with flood concerns, including the Gills Creek system. You can check a property on the FEMA Map Service Center or the county’s GIS map, or ask the county for a free flood zone verification. Do this before you fall in love with a house.

Homeowners associations. Many newer subdivisions have an HOA. Ask for the dues, the rules and any special assessments early, because they count toward your monthly budget. Your VA pre-approval is the place to find out how that fits.

On-Base and Off-Base Housing

On post, Fort Jackson Family Homes runs the family housing. In August 2026 the post marked the completion of 19 newly built duplex and quad homes, from three bedrooms to four, and its garrison commander called Army housing a limited resource. Single Soldiers in the grade of E-4 and below live in the Freddie Stowers Single Soldier Complex unless the Garrison Commander approves otherwise.
